Description JOB TITLE: Property Maintenance Technician II CLASSIFICATION: Hourly/Overtime Eligible – Full Time REPORTS TO: Property Manager OBJECTIVE: The property maintenance technician oversees the day-to-day running of our apartment buildings. Responsibilities include cleaning, painting, electrical, carpentry duties, and resolving tenants' maintenance-related queries and complaints as they arise. ESSENTIAL FUNCTIONS: Oiling doorknobs, locks, hinges, and gates, as required. Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains. Installing and repairing wires, plugs, and switches. Sweeping, mopping, and vacuuming floors and cleaning as needed. Painting interior and exterior walls. Disposing of trash found on the grounds. Tracking inventory to ensure that you have adequate maintenance supplies. Ordering Supplies Apartment Turns Ensuring that fire extinguishers, hydrants, alarms, and emergency exits always remain in excellent working condition. Unlocking apartments in instances where tenants have lost or forgotten their keys. Scheduling repairs that warrant special technical skills. Cleaning of units when needed Other duties as assigned Requirements EDUCATION AND EXPERIENCE REQUIRED: High school graduate or GED equivalent is required Valid driver’s license with reliable transportation to and from work each day 2+ years experience as an apartment maintenance technician or in a similar role Ability to operate various types of equipment associated with property maintenance Understanding of maintenance equipment and hand tools, including safe operating practices and signs of maintenance issues Dexterity and attention to detail. Excellent interpersonal and organizational skills. Must be flexible and possess the ability to change priorities and direction based on the need of a project Excellent problem-solving, organizational, time management, and decision-making skills knowledge of plumbing, heating, HVAC, electrical systems, and carpentry Knowledge of basic code requirements for electrical, plumbing, and mechanical systems installation and repair PREFERRED: Vocational or trade school certification PHYSICAL REQUIREMENTS: Ability to lift up to 70 pounds without assistance. Ability to stand for extended periods of time. Frequent bending, kneeling, twisting/turning, crouching, crawling Ability to climb, work on and carry a ladder Comfortable working at various heights Ability to navigate diverse terrain Works with potentially hazardous materials SPECIAL REQUIREMENTS: This position requires the ability to work up to 25 hours per week, on an as needed, on-call basis, Monday – Friday, with occasional hours outside of that range as business necessitates. This position will require weekends as needed for beginning/end of month turnovers. This position will be required to travel to multiple properties throughout your day to assist their eastern area maintenance team to help with any issues that arise in various locations. WORK ENVIRONMENT: Work is generally performed in company rental property sites. Position involves working in all climates as well as multi-story buildings in various property locations. This role routinely is exposed to dust and noise associated with maintenance equipment.
