Description Responsible for maintaining the community to a high standard of landscaping, cleanliness, safety, and general physical upkeep, ensuring all areas of the park are in compliance with company, state, federal, and insurance policy regulations. Must manage and maintain their park with deep care and model the organizational purpose, values, and standards consistently. ESSENTIAL FUNCTIONS Duties/Responsibilities: • Maintain tools and equipment in working order and keep the maintenance room in neat and organized condition. • Safely use power tools when required. • Mow lawns, remove weeds and brushes, and do other yard work including snow, leaf, and debris removal. • Open clogged drains, fix leaks, and perform other simple plumbing jobs. • Install appliances, including but not limited to ovens, ranges, washers, dryers, and dishwashers. • Touch-up painting and repaint buildings, cabinets, or rooms as required. • Change light bulbs, replace fixtures, and similar minor electrical tasks. • Clean homes to prepare for sale. • Clean laundry rooms and common areas such as bathrooms and clubhouses. • Assist with loading or unloading trucks and moving furniture when needed. • Take ownership of property curb-appeal by keeping exterior of community clean and maintained. • Maintain a clean and safe working environment and follow all safety and emergency procedures. • Follow PPE and compliance regulations that are established by OSHA. • Regularly engage with residents and maintain positive relationships with team, residents, and vendors. • Be available to take emergency calls outside of pre-established office hours and assist in coordinating solutions. • Safely perform physical duties outdoors for extended periods of time during all four seasons. • Exercise financial responsibility in the acquisition of necessary on-sight materials and use of company funds. • Submit expense reports in a timely manner. • Other duties as assigned Requirements Core Competencies & Required Skills/Abilities: • Self-Motivator - Works autonomously and resolves problems appropriately with minimal supervision, with a high attention to detail. • Tactful Communication - Conveys information both orally and written in a timely and clear manner which promotes an accurate understanding on the part of your audience. • Flexibility - Adapts to fast-paced and ever-changing environments. • Time and Project Management - Has a proven ability to meet deadlines and fulfill tasks by keeping an organized schedule and prioritizing tasks. • Critical Thinking and Attention to Safety - Uses logic and knowledge of compliance regulations to identify the strengths and weaknesses of various solutions or approaches to problems, ultimately choosing the appropriate and safest course of action. • Technologically Savvy – Some experience with Microsoft products and the ability to maneuver through applications on a smart phone. • Results Driven Executor - Has an organized process toward completing projects.
