OVERVIEW

We are seeking a dedicated and detail-oriented Property Manager to oversee a portfolio of residential and commercial properties across Alberta. This role combines daily operational responsibilities with strong customer relationship management, compliance oversight, and the ability to respond to property needs—both during business hours and after-hours as part of a shared on-call rotation.
You will play a key role in ensuring tenant satisfaction, protecting asset value, and maintaining regulatory and safety standards.

QUALIFICATIONS

  • 2–5 years of experience in property management or a similar role
  • Must be a Certified Property Manager
  • Proficiency with CMMS and Yardi (or comparable property software)
  • Strong negotiation and conflict-resolution skills
  • Excellent attention to detail and organizational skills
  • Customer service mindset with ability to handle difficult situations calmly
  • Valid Alberta Class 5 driver’s license and access to a reliable vehicle
  • Ability to work independently and manage multiple priorities
  • Comfortable participating in an after-hours on-call rotation
Responsibilities
  • Oversee day-to-day operations of assigned properties, including leasing, maintenance, and tenant relations
  • Conduct regular property inspections and ensure adherence to safety and building regulations
  • Manage service requests through CMMS (Computerized Maintenance Management System) to ensure timely resolutions
  • Respond to tenant inquiries and service issues with professionalism and urgency
  • Negotiate lease agreements and renewals with prospective and existing tenants
  • Use Yardi for rent tracking, documentation, and lease administration
  • Handle administrative tasks including data entry, record keeping, and office coordination
  • Participate in a rotating on-call schedule for emergency issues (evenings/weekends)
  • Collaborate with maintenance teams and vendors to ensure high property standards
  • Prepare reports and assist with annual budgeting and expense tracking
  • Ensure compliance with the Alberta Residential Tenancies Act (RTA) and company policies
