Ampere Property Management (APM) is a growing property management company with a portfolio of single-family, multi-family and mixed-use properties. APM is currently seeking a dedicated, detail-oriented Property Manager to join us. This role is critical to ensuring our tenants, buildings, and operations are handled with the highest standards of service and care. While the role will work primarily out of the office in Philadelphia, travel might be expected at times as our properties are spread out over 7 states.

APM is looking for someone who thrives on communication, problem-solving, and tenant relations. You’ll be the main point of contact for tenants—handling inquiries, maintenance requests, renewals, and general office administration.

Responsibilities

ROLE OVERVIEW:

As a Property Manager at APM, you will be instrumental in ensuring the smooth and efficient operation of our properties across multiple locations and markets. You will oversee day-to-day property management activities, mentor on-site staff, and ensure all properties meet our high standards of quality and service.
The ideal candidate for this role will have strong skills in three categories, Customer Service, Building Management and Maintenance and Administrative Support.

KEY RESPONSIBILITIES:

  • Respond to tenant calls, emails, and Appfolio messages with professionalism and empathy.
  • Coordinate maintenance scheduling and follow-ups.
  • Manage lease renewals, move-in/move-out processes, and tenant communications.
  • Send notices for rent arrears, renewals, and delinquencies.
  • Oversee office administration (supplies, calls, mail, scheduling).

KEY RESPONSIBILITIES:

  • Oversee vendor contracts (janitorial, landscaping, pest control, snow removal, etc.).
  • Conduct regular property inspections to ensure high standards are met.
  • Manage unit turnovers: inspections, repairs, painting, and cleaning.
  • Coordinate maintenance work orders and delegate tasks to in-house staff or contractors.
  • Handle light maintenance tasks directly when needed.

KEY RESPONSIBILITIES:

  • Manage rent collection, deposits, and delinquency reporting.
  • Oversee accounts payable/receivable, payroll, and utility bill pay.
  • Prepare and distribute monthly financial and P&L reports.
  • Handle security deposit accounting and reimbursements.
  • Track contracts, utilities, and compliance reporting.
