We are currently seeking a proactive and experienced Property Manager to join our team and help manage our portfolio of residential blocks.
Role Overview: As a Property Manager, you will be responsible for overseeing the day-to-day management of a portfolio of blocks of flats. You will work closely with both residents and property owners to ensure the smooth running of the properties, addressing maintenance, financial management, and legal compliance. Your role is pivotal in maintaining the highest standards of service and ensuring that residents have a comfortable living environment.

KEY REQUIREMENTS:

  • Previous experience in property management, preferably within block management or residential properties.
  • Strong knowledge of property management regulations, leasehold law, and building maintenance.
  • Excellent communication and customer service skills.
  • Strong organizational and problem-solving abilities.
  • Ability to manage budgets and financial records.
  • Proficiency in property management software and Microsoft Office Suite.
  • ARLA or IRPM qualifications (or working towards) would be advantageous.
  • Full UK driving license (preferred, but not essential).

Responsibilities
  • Managing a portfolio of blocks of flats, ensuring the efficient operation of the property and high levels of tenant satisfaction.
  • Overseeing all aspects of property management, including maintenance, repairs, and upkeep of common areas.
  • Preparing and managing annual service charge budgets, ensuring the financial stability of the properties.
  • Liaising with contractors, suppliers, and service providers to ensure all works are completed to standard.
  • Handling resident enquiries and concerns in a professional and timely manner.
  • Ensuring compliance with health and safety regulations and other legal requirements.
  • Managing leaseholder communication, including updates on maintenance, works, and property matters.
  • Regular property inspections and reporting on the condition of common areas.
  • Processing insurance claims and overseeing any associated works.
