Description Position Summary: The Lease-Up Property Manager is responsible for the successful launch, stabilization, and ongoing management of a newly constructed or renovated property. This role focuses on driving leasing velocity, building strong on-site teams, implementing operational systems, and delivering exceptional resident experiences while ensuring compliance with company policies and applicable regulations. Principal Duties and Responsibilities: Lease-Up & Operations: • Lead all aspects of the lease-up process from pre-opening through stabilization • Develop and execute leasing, marketing, and pricing strategies to meet absorption goals • Collaborate with marketing, construction, and ownership teams during pre-lease and opening phases • Ensure readiness for opening, including unit inspections, model setup, and operational systems Financial & Asset Management: • Prepare and manage property budgets, forecasts, and variance reports • Monitor rent collections, delinquency, and expense controls • Approve invoices, manage vendor contracts, and oversee capital and operating expenditures • Achieve NOI and occupancy targets set by ownership Team Leadership & Staffing: • Recruit, train, and supervise on-site staff • Establish performance expectations and conduct regular coaching and evaluations • Foster a culture of accountability, customer service, and teamwork • Proactive in identifying potential team conflicts and implementing mediating strategies Leasing & Resident Experience: • Oversee leasing activities including tours, applications, approvals, and move-ins • Ensure compliance with Fair Housing and company leasing policies • Handle resident concerns and conflict resolution professionally • Resident retention and engagement Compliance & Risk Management: • Ensure compliance with Fair Housing, ADA, OSHA, EPA, local housing laws, and company policies • Maintain accurate records, reports, and leasing documentation • Conduct regular property inspections and ensure safety standards are met Qualifications & Skills: • High School graduate or equivalent • Industry and related continuing education preferred Experience Required: • 3+ years of multifamily property management experience • Prior lease-up experience strongly preferred • Strong financial and leadership skills • Proficiency with property management software (Yardi, RealPage, MRI, AppFolio) Preferred: • CAM, CPM, or ARM designation • Experience with new construction or large-scale lease-ups • Experience on Yardi Voyager and CRM IQ Physical & Work Requirements: • Ability to walk the property and climb stairs • Flexibility to work weekends and extended hours during lease-up Supervision Received: The Community Director/Property Manager will report to the Regional Property Manager / Director of Operations Supervision Exercised: The Community Director/Property Manager will supervise all on-site associates and all outside contractors employed by the property management company to work in their community.
