About the Role We are seeking an experienced Property Manager to assume responsibility for the day-to-day management and administration of a diverse commercial property portfolio across Eastern Australia. Reporting to General Manager – Retail, this role plays a critical part in ensuring the effective governance, financial management, compliance, and strategic growth of the Group’s property assets. This position offers the opportunity to work closely with senior stakeholders, external advisors, developers, and service providers to support both operational excellence and long-term property strategy. The successful candidate will be based in Brisbane and will be required to undertake interstate travel as needed. A strong commitment to integrity is fundamental to this role. Key Responsibilities Manage existing property portfolio, including approval of rent/outgoings, attending to pertinent dates within leases around options etc, detailed understanding of all lease obligations and ensuring these are managed; Maintain relationships with landlords and facilitate business discussions as required to assist business units to effectively operate within the terms of the lease; Maintaining effective reporting around the group properties to assist with effective management and long-term strategy of the portfolio. Work with the GM – Retail to manage time sensitive new lease requirements including HOA review and sign off, legal review and signing of lease, organisation of bank guarantees, exercising of options within option window and also end of lease requirements including notifications, managing makegood requirements and handover. Actively seek and develop new growth opportunities for the company by building and maintaining relationships with key developers to assist the company to meet its strategic growth initiatives. Be proactive in identifying possible cost saving initiatives to achieve quantifiable savings and more efficient operations from the property base Manage statutory compliance with tenancy law, building regulations, WHS standards, and environmental regulations, with the assistance of external advisors Work with a dedicated Maintenance Manager to coordinate maintenance programs across all sites to ensure quality, high standard properties are always maintained. Together with the GM – Retail and Legal team to coordinate property insurance requirements (Industrial Special Risk, Public Liability, etc.), renewals, claims, and risk assessments. About You You’re an experienced property professional who understands how to manage a commercial property portfolio and keep things running smoothly. You bring a disciplined, detail-oriented approach while also demonstrating the ability to think strategically and add value at a Group level. You are confident engaging with senior leaders, external advisors, developers, and service providers, and you are known for your integrity, professionalism, and sound judgement. Key Requirements Essential A tertiary qualification in a field related to commercial property or a similar discipline. Experience working with commercial property databases. Demonstrated experience in property administration, with a thorough understanding of common commercial and industrial leasing practices, legislation, procedures, and terminology. Proven experience in financial management, particularly in relation to rental and outgoings payments. Sound computer skills, with the ability to competently manage the day-to-day operation of a commercial property database. Strong negotiation skills supported by well-developed commercial property knowledge. Excellent written and verbal communication skills, with the ability to engage effectively with internal and external stakeholders.
