Description The HOA Property Manager plays a critical role in ensuring the smooth and efficient operation of multiple communities. This position serves as the key facilitator of positive homeowner experiences by maintaining well kept environments, supporting harmonious community living, and fostering constructive relationships with residents, boards, vendors, and contractors. Strong financial acumen, sound judgment, and a high level of professionalism are essential to supporting the long term success of the homeowners’ associations. ________________________________________ Key Responsibilities Essential Duties Community Management Efficiently manage multiple HOA communities simultaneously. Build and maintain strong, trust based relationships with Board Members and residents to promote community engagement and cooperation. Conflict Resolution Investigate and professionally resolve homeowner complaints, disturbances, and violations in a fair and impartial manner. Maintain open, responsive communication with residents and ensure timely handling of service requests and concerns. Rules Enforcement & Maintenance Oversight Enforce association bylaws, rules, and regulations to uphold community standards. Conduct regular property inspections to identify maintenance needs and ensure timely completion of repairs. Plan and oversee renovation and capital improvement projects. Coordinate and manage vendor services (e.g., landscaping, maintenance), ensuring performance meets contractual and association expectations. Building Maintenance Oversee building systems, infrastructure, and contract preparation. Supervise maintenance activities to ensure community assets are well maintained, safe, and fully operational. Financial Analysis & Planning Review and analyze financial statements, offering insights and recommendations to support long term planning and cash flow management. Identify potential financial or operational issues and provide strategic solutions to Board Members. Budgeting & Documentation Assist with preparation of annual budgets and review reserve studies to support financial sustainability. Attend and actively participate in association and board meetings. Prepare meeting agendas, minutes, and other required documentation with accuracy and professionalism. Requirements Knowledge, Skills & Abilities Proficiency in Microsoft Office Suite; experience with QuickBooks and Buildium preferred. Strong time management and multi tasking abilities. Excellent problem solving skills with a high degree of attention to detail. Strong customer service mindset and interpersonal communication skills. Effective organizational and managerial skills capable of supporting the needs of multiple communities. ________________________________________ Education & Work Experience 2–5 years of experience in apartment or condominium property management, or related HOA management experience.
