JOB DESCRIPTION:

We are seeking a dedicated and organized Property Manager, who will work on an hourly basis, to oversee the day-to-day operations of residential and commercial properties. The ideal candidate will possess strong communication, organizational, and problem-solving skills to ensure smooth tenant relations, and property maintenance.

QUALIFICATIONS:

  • Excellent organizational, time management, and problem-solving abilities.
  • Proficiency in MS Office Suite.
  • Effective communication skills, both written and verbal.
  • Ability to handle multiple tasks and manage competing priorities.
  • Ownership of a vehicle

PREFERRED SKILLS:

  • Experience in residential/commercial property management.
  • Familiarity with local rental laws and regulations.
  • Strong negotiation and conflict resolution skills.

Tenant Management:

  • Screen and select qualified applicants.
  • Execute lease agreements and manage renewals.
  • Address tenant inquiries, concerns, and complaints promptly.
  • Coordinate and oversee eviction processes as necessary.

Property Maintenance:

  • Schedule and coordinate timely property repairs and maintenance.
  • Conduct regular inspections to ensure properties are well-maintained and meet safety standards.
  • Oversee vendor performance and manage maintenance budgets effectively.

Financial Management:

  • Ensuring timely follow-up on arrears.
  • Maintain accurate financial and operational records.

Marketing and Leasing:

  • Market available units effectively to minimize vacancies.
  • Conduct property showings, negotiate lease terms, and close agreements.
  • Develop strategies to attract and retain quality tenants.

Communication and Oversight:

  • Serve as the primary point of contact for tenants, vendors, and property owner.
  • Provide regular updates to property owner regarding property status.
  • Maintain strong relationships with contractors, service providers, and tenants.
