Property Manager – JLL Ireland
This role involves end-to-end management of a diverse portfolio of properties within JLL Ireland, encompassing financial control, client and tenant engagement, operational oversight, and adherence to regulatory standards.

Key Responsibilities
Financial Oversight:
Develop annual property budgets and perform quarterly expenditure reviews in accordance with JLL Ireland’s reporting protocols and SCSI standards.
Approve invoices and payments for completed property works, ensuring compliance with Irish financial regulations and internal JLL procedures.
Assist external auditors throughout the service charge year-end process, ensuring all practices align with Irish accounting requirements and the RICS Service Charge Code.
Undertake service charge reconciliations, adhering to SCSI guidelines.
Client and Tenant Engagement:
Communicate with tenants and clients about property operations across the portfolio.
Prepare detailed, quarterly property performance reports in cooperation with JLL Ireland surveyors and account managers.
Regularly report property KPIs and operational performance to JLL Ireland’s senior management and client stakeholders.
Operational Leadership:
Lead the evaluation and negotiation of maintenance and service contracts with Irish suppliers, ensuring alignment with JLL Ireland’s procurement guidelines.
Oversee on-site building managers at managed assets throughout Ireland, ensuring daily operational standards are met using JLL property management systems.
Implement and monitor planned preventative maintenance schedules to comply with Irish building regulations.
Conduct on-site inspections of a broad property portfolio—including office, retail, and mixed-use assets, such as landmark properties and retail complexes.
Compliance and Risk Management:
Enforce health and safety policies in accordance with the Health and Safety Authority in Ireland and JLL’s protocols.
Ensure properties maintain appropriate insurance coverage, meeting Irish regulatory standards and JLL’s internal requirements.
Liaise with insurance brokers and loss adjusters to address queries and claims in line with Irish insurance law.
Maintain full compliance with relevant Irish legislation.
Market Knowledge:
Stay informed on Irish property market trends, drawing on JLL’s research and analytics.
Support JLL Ireland’s environmental and sustainability initiatives, including the Net Zero Carbon Building Commitment across the managed portfolio.
Professional Growth:
