FUTURE OPENINGS FOR PROPERTY MANAGER ROLES

About Oben PM: Oben PM is a boutique property management firm that specializes in the management of high-end, design-driven residential properties. We create exceptional rental living experiences for our residents and maximize the value of properties’ owners through carefully tailored, forward-thinking management services that are as high tech as they are high touch. At Oben PM, we take care of people, not just units.
The Opportunity: We are seeking experienced and energetic Property Managers to join our dynamic team. This role is not just a job; it’s a career opportunity that offers growth, development, and the chance to make a significant impact on our community. KEY RESPONSIBILITIES:

· Customer Service Excellence: Maintain the highest level of customer service by promptly addressing residents’ needs and concerns.
· Resident Orientation: Lead the incoming resident orientation, coordinate move-ins, and ensure all occupancy prerequisites are met.
· Lease Management: Create and submit leases for new clients and process tenancy agreement renewals for existing residents.
· Pre-Move-In Coordination: Communicate with new clients to address pre-move-in requirements such as elevator bookings, tenancy insurance, and utility account setups.
· Suite Inspections: Inspect suites to ensure they are ready for new arrivals and conduct pre-move-out inspections as required.
· Service Requests: Monitor resident service requests and arrange for timely repairs.
· Unit Turnover: Ensure vacant suites are up to building standards for incoming tenants.
· Compliance and Safety: Adhere to property management standards, including legislative requirements, compliance, safety standards, and emergency response procedures.
· Property Inspections: Conduct regular inspections of common areas and rectify any deficiencies.
· Resident Engagement: Assist in planning and executing the Annual Activities Calendar to foster resident engagement.
· Documentation: Prepare documentation related to new and revised agreements for parking spots and storage locker rentals.
· Team Management: Coach and lead the support team at the assigned location.
· RFP process and vendor management: liaise with vendors delivering support services to the property, including but not limited to painting, cleaning and preventative maintenance services.
· Financial reporting: Prepare annual operating budget in collaboration with the finance team and senior management team.
