DESCRIPTION:
Reporting to the Director of Operations, the Community / Property Manager will be responsible for the operations of a portfolio of 200 plus units property located in Ottawa, ON. The Property Manager will be responsible for managing site conditions, developing tenant relationships and ensuring a high level of customer service to all stakeholders.
JOB REQUIREMENTS:
· Bachelor’s degree preferred
· Minimum 4 years experience in property management
· Ability to work on a small team in a fast paced environment
· Effective skills in analyzing and interpreting needs of the tenants, leases and financial information
· Must have knowledge on Fire and Life Safety, RTA and Property Standards
· Strong communication and administration skills
· Proficiency with Microsoft Excel, Word and PowerPoint
· Must have a vehicle as travelling within the City may required
· Evening and weekend on call as needed
· Geographical knowledge of Ottawa area is an asset

· Overseeing Leasing of vacant apartments, parking spaces and storage facilities including preparation of any marketing materials and tenant showings
· Provide high level of customer service to all tenants and manage relationships effectively
· Prepare and serve all tenant notices and coordinate communications with tenants
· Respond to and close out tenant work orders (including management of third-party service providers as necessary)
· Respond to and resolve on-property emergencies
· Organize tours or arrange property access for investors, third-party consultants and service providers
· Ensure that the properties are operating in conformance to conditions set in place by financial institutions/lenders and municipal, provincial and federal legislation
· Oversees and carries out physical inspections of common areas and suite inspections on regular basis
· Oversees all site administration (preparing applications/leases, collections of rents and sales reports, etc.) while establishing and maintaining strong working relationships with tenants, may be responsible for attending tribunal hearings.
· Prepare comprehensive monthly reporting for senior management team on all project and tenant matters
· Process improvements - participate in process improvement initiatives
· Maintain tenant ledgers and enter supplier invoices to the property management/accounting system
