Marcon’s Income Producing Property (IPP) team is seeking an experienced, highly organized live-in Property Manager to oversee the daily operations of W42 West, a brand new 215-unit residential rental community in the Oakridge neighborhood, and a rental townhouse complex in Kitsilano. This role will also support the mobilization of W42 East Tower, the second 211-unit residential building in the W42 development opening in 2026 and will take on its ongoing management after completion.
W42 comprises two concrete towers beside Columbia Park, just minutes from the Oakridge-41st Avenue SkyTrain station. The community features thoughtfully designed homes and curated indoor and outdoor amenities, including garden terraces, rooftop firepits, cinema lounges, and fitness facilities, offering a refined West Side living experience.
The ideal candidate is a proactive, service-focused professional with proven expertise in rental operations, tenant relations, maintenance coordination, and site team leadership.

Responsibilities
  • Tenant Relations & Rental Coordination
  • Act as the on-site primary contact for W42 West residents; ensure timely, professional, and solutions-oriented service.
  • Collaborate with the leasing team to ensure smooth resident onboarding, renewals, and move-in/move-out coordination.
  • Participate in W42 East Tower mobilization, working with the leasing team on operational setup and resident onboarding.
  • Ensure compliance with the Residential Tenancy Act (RTA) for all tenancy matters, including enforcement, evictions, and RTB hearings.
  • Support community engagement initiatives and resident events at all properties.
  • Financial Management
  • Oversee rent collection, arrears management, and follow-up in coordination with the leasing and accounting teams.
  • Approve vendor invoices, issue purchase orders in Yardi Voyager, and manage expenses within budget.
  • Maintain accurate lease records, rent rolls, and financial tracking in Yardi.
  • Assist with annual operating budget preparation and forecasting.
  • Building Operations & Maintenance
  • Conduct regular inspections of all sites to ensure safety, cleanliness, and service standards are met.
  • Coordinate with Facility Operations Technicians and Concierge teams to address maintenance and service requests.
  • Manage vendor performance for third-party contracts (janitorial, landscaping, HVAC, elevators, etc.).
  • Support development of long-term maintenance and capital plans for all properties.
  • Maintain working knowledge of building systems to provide operational guidance.
  • Compliance, Safety & Documentation
  • Ensure full compliance with fire, municipal, and building safety regulations.
  • Respond to emergencies and coordinate timely resolution efforts.
  • Maintain accurate records of inspections, service requests, and tenant communications.
  • Adhere to WHMIS, PIPA, and BC Human Rights Code requirements.
  • On-Call & Emergency Response
  • Participate in on-call rotation for after-hours emergencies.
  • Work closely with insurance and legal teams for incident reporting and claims as required.
