Description General Summary: The Property Supervisor is a live-in position for Goodwill of South Central Wisconsin. This role oversees the daily management and property maintenance. This role is key in maintaining the community and supports Goodwill’s mission of providing affordable, accessible housing for individuals with disabilities or aging adults, promoting independence and a high quality of life Principal Duties & Responsibilities: Partners with the Residential Property Manager to ensure effective property operations. Monitors email at least twice daily (morning and evening preferred) and post resident notices in a timely manner. Checks the main phone daily for messages and responds within 24 hours of receipt. Assesses maintenance issues for urgency. For emergencies (e.g., loss of heat, electricity, or water), immediately notify the Residential Property Manager. For non-emergency issues, submits service requests through Akitabox in a timely manner. Ensures the building and grounds remain safe, clean, and habitable by overseeing preventive maintenance and maintaining common areas. Responsibilities include mopping floors, vacuuming, washing windows, and managing trash and recycling. Trash and recycling must be placed at the curb within 12 hours of scheduled pickup and returned promptly to designated storage areas. Responds promptly to resident concerns by assessing maintenance requests, completing minor repairs when capable, and properly documenting or submitting service requests as needed. Performs basic maintenance tasks, including but not limited to changing light bulbs, tightening toilets, unclogging drains and toilets, and other minor repairs within skill level. Assists in problem-solving and helps de-escalate resident situations in a professional and respectful manner. Completes required documentation and compliance activities, including: Monthly unit inspections Quarterly emergency evacuation drills Monthly property checklists Snow and winter maintenance logs All documentation must be uploaded to the designated Teams folder or emailed to the Residential Property Manager within required timelines. Assists in collecting HUD renewal applications and interim recertifications Completes all required Goodwill trainings within established timeframes. Requirements Knowledge, Skills & Abilities Required: Customer Focus: Sensitivity to the needs of older adults or people living with mental illness. Accountability: Providing the best possible solution to support the mission and organization. Drive for Results: Knowledge of basic building maintenance, general housekeeping techniques and procedures. Continuous Improvement: Open-minded, with flexibility to improve quality of output. Microsoft Office Suite knowledge and basic understanding of computers. Travel Required: No Required education and/or work experience: High school diploma or equivalent. 1 year of related work experience in a human service setting or housing management position.
