Description We are Hiring! Job Posting: PROPERTY SUPPORT SPECIALIST Location: 1150 Buffalo Road, Rochester, ny Employment Type: Full Time 35 hours Salary: $25-$27.50. General Description Under direction of the Compliance Manager, with close interaction with the Regional Manager(s), the Property Support Specialist is responsible for training and project support of the property management site personnel Essential Duties and Responsibilities Provides overall assistance to Property Managers who have heavy workloads, special projects, or are out on PTO. Provides on site coverage for vacant Property Manager positions. Performs all duties of the role of Property Manager. Communicates with tenants and applicants as needed. Completes tenant income certifications as required. Assists Property Managers with preparations for audits and agency inspections. Researches and correct site issues as directed. Assists Property Managers with Lease-Ups to ensure complete implementation and compliance with housing program requirements and directives as appropriate. Assists Property Managers with property marketing and outreach efforts. Provides training and coaching for property managers as needed. Completes special projects as assigned. Frequently travels locally as required and travels longer distances with an occasional overnight stay when needed. Completes other related property-support duties as assigned. Maintains physical attendance at assigned work location(s) during scheduled hours. KEY PERFORMANCE MEASURES 100% compliance with fair housing regulations. 100% compliance with regulatory requirements. Friendly, helpful, courteous interactions with tenants, vendors and co-workers. Employees are required to follow appropriate supervisory direction and perform other related duties as required. Requirements Qualifications Education: High School Diploma / Equivalency required. Associates degree preferred. Credentials: TCS, COS, other Housing industry certifications strongly preferred or willing to obtain. Valid NY State Driver License and access to a reliable vehicle Experience: A minimum of 3 years of apartment rental/housing management experience required, preferably in affordable housing industry. Minimum 1+ years’ compliance experience with Low Income Tax Credit (LIHTC), HUD – Section 8, HOME, and other compliance knowledge needed. Minimum 1-2+ years team supervision experience including coaching, training and performance management skills desired. Additional Qualifications: RealPage experience desired or other accounting or housing software programs. Excellent customer service skills and experience interacting with all levels of fellow employees, residents, visitors, community representatives, housing authority representatives, others. Strong MS Office suite skills (Word, Excel, PowerPoint, Outlook) required. Ability to keep accurate records and meet all required reporting deadlines. Flexibility/ability to travel throughout portfolio. Ability to communicate effectively – demonstrated strong verbal and oral communication skills. Effective problem-solving skills – good listening skills; to collaborate, understand and work with employees, residents and prospective residents alike. Resourceful – able to make decisions with appropriate guidance when needed. Excellent organizational and time-management skills. Flexible, adaptable, with ability to multi-task and juggle several projects at one time. Excellent business professionalism, business judgment, common sense for handling day-to-day matters.
