Christopher Alan Homes is looking for a talented Purchasing Agent to join our winning team. The Purchasing Agent role is a key part of the Division Purchasing Department. Requiring a highly organized, self-motivated individual that understands the production homebuilding process. Including the ability to estimate from residential plans, conduct bid procurement, maintain purchasing system integrity, and ensure delivery of quality homes on time and within budget.
· Manage integrity and accuracy of vendor information in the homebuilding Production Software.
· Setup new vendors and subcontracts in accordance with company policies.
· Maintain network of trade partners for competitive bidding.
· Negotiate material, labor, product & service costs to maximize job profitability. Bid architectural plans to subcontractors and vendors. Purchase materials, hire suppliers/contractors/laborers, obtain quality work at a competitive price.
· Ensure up-to-date pricing and products for accuracy on profitability analysis.
· Negotiate with vendors for volume discounts and rebates.
· Read and interpret design documents, specifications, and option selections.
· Represent the Company through quality relationships with suppliers & subcontractors.
· Manage and facilitate the identification of new products (i.e., models and options) and services to improve product quality and increase margin.
· Create and maintain trade partner Scopes of Work.
· Works closely with land and finance departments.
· Assist Purchasing Coordinators in creation, issuance, and posting of job specific purchase orders and budgets, including problem-solving any inaccuracies or trade partner billing questions.
· Ensure audit compliance and accurate records.
· Perform other duties as directed by management. Reports to Director of Purchasing.
REQUIRED EXPERIENCE/EDUCATION:
· Bachelor’s degree in construction management or a related field, with at least 2-4 years of experience, or an equivalent combination of both.
· Background in production homebuilding in specific market is required.
· Technical knowledge of construction with the ability to read and interpret blueprints.
· General knowledge and experience with purchasing software.
· Ability to efficiently manage and prioritize multiple projects at one time.
· Comfortable in a detail-oriented, demanding, and fast-paced work environment.
· Team-oriented with the ability to communicate verbally and in writing.
· Excellent organizational, planning, and problem-solving skills.
· Computer expertise with email, Microsoft Word and Excel required. Experience with PowerPoint and Adobe Acrobat Pro software preferred.
