REQUIREMENTS:

  • Minimum of 3-5 years’ experience in a Quantity Surveying role, preferably on large-scale construction or industrial projects.
  • Proven experience in managing subcontractor accounts, including applications, variations, and final accounts.
  • Strong knowledge of construction contracts (e.g., RIAI, NEC, JCT or similar).
  • Excellent understanding of cost control processes and commercial administration.
  • Proficiency in relevant software in Excel.
  • Strong analytical and negotiation skills.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Relevant qualifications in Quantity Surveying.
Responsibilities

ABOUT THE ROLE

We are seeking a highly motivated and experienced Site Quantity Surveyor (QS) to join our project team. The successful candidate will be responsible for managing and overseeing all aspects of cost control and commercial reporting on site. This includes evaluating subcontractor applications, managing site variations, and ensuring accurate and timely commercial administration of the project.

RESPONSIBILITIES

Subcontractor Assessment:

  • Review, assess, and certify monthly subcontractor payment applications (including insulation, cladding, and other relevant packages).
  • Evaluate and negotiate subcontractor variations, reworks, and claims.
  • Validate and manage subcontractor star rates and dayworks in accordance with contract terms.
  • Monitor and track site instructions and ensure they are costed and included in subcontractor accounts.

Cost Management:

  • Identify, capture, and record all project variations.
  • Prepare and agree VO’s/compensation events with the Line manager.
  • Maintain a site variation log and ensure timely pricing and submission.
  • Assist with the preparation of interim valuations and final accounts.
  • Receipt and analysis of site event records

Commercial Reporting:

  • Support monthly cost reporting, cash flow forecasting, and budget control.
  • Liaise with project management and commercial teams to ensure cost accuracy and budget alignment.
  • Contribute to project risk and opportunity assessments.

Procurement and Contracts:

  • Assist in subcontract procurement and drafting of subcontract documents.
  • Ensure compliance with contractual obligations and company procedures.
  • Monitor and manage contract scope creep and advise on any commercial risks or issues.

Site Engagement:

  • Work closely with the site team to understand progress, identify changes, and capture cost impacts.
  • Attend site meetings and contribute to commercial discussions and decisions.

Compliance and Documentation:

  • Ensure all commercial documentation is accurately maintained and filed.
  • Adhere to company policies and industry best practices on commercial and contractual matters.
