This role is being offered on a full time or part time, fixed term basis until November 2026 as maternity cover. This is a hybrid working role working 2 - 3 days per week in the office, dependent on business need.

Responsibilities

ABOUT THE ROLE

Are you ready to make a real impact in the housing sector? LiveWest is looking for a skilled and motivated Quantity Surveyor to join our Development Team. In this pivotal role, you’ll help ensure our new build projects are delivered on time, within budget, and to the highest standards. You’ll work closely with Joint Venture Partners, contractors, and internal teams to drive cost-efficiency, manage contracts, and support the delivery of high-quality homes across the South West.

KEY RESPONSIBILITIES:

  • Oversee competitive tendering processes and contractor appointments to enhance site profitability.
  • Monitor financial performance against development budgets and produce accurate monthly commercial reports.
  • Validate monthly Cost Value Reconciliations (CVRs) and provide analysis on budget variances.
  • Manage the end-to-end process of ordering, approving, and paying for subcontracted works.
  • Assist in the procurement of SME contractors through compliant tendering processes.
  • Maintain and produce project cash flows to ensure financial readiness.
  • Build strong relationships with JV Partners and Contractors to ensure excellent service delivery.
  • Collaborate with internal departments and external consultants to meet quality targets.
  • Maintain a cost library and support site appraisals for the Land department.
  • Produce take-offs and estimates for viability assessments and support value engineering.
  • Ensure compliance with sales specifications and employer requirements across all schemes.

To be successful in your application for the role of Quantity Surveyor you will have the essential skills and experience for a level 3 role (please see candidate information pack) and the following role specific skills and experience:

  • Experience in the new build housing / construction Industry, with knowledge of JCT design and build contracts preferable.
  • Understanding of construction industry processes, frameworks and ways of working.
  • Effective report writing skills, with the ability to communicate information in appropriate formats.
  • The ability to review a CVR; analyse and produce cost reports on works and produce accurate commercial project reports.
  • Proficient working with IT software – in particular MS Office, Microsoft Teams and bespoke databases.
  • Successful management of all aspects of contractor procurement in accordance with policies, standing orders and financial regulations.
  • Experience of contract management, project & programme management within housing Industry.
  • Good level of understanding of the H&S requirements within the housing sector.
  • Construction/Building related ONC / HNC or higher qualification (Or equivalent) or significant relevant experience, evidenced through previous roles.
  • New Building Skills Partnership Card. (formally CSCS Card).
  • A full, valid UK driving licence
