A relevant qualification or broad experience in Commercial Management.
A broad understanding of the financial implications of the methods and sequences of build.
Broad Finance / Commercial awareness &Technical knowledgeBroad knowledge of the Construction Industry
Knowledge of commercial and financial management systems and controls
Awareness of codes of practice that impact on commercial matters e.g. Building Regulations, NHBC requirements, HSE etc.
Knowledge of Construction Design Management Regulations

Responsibilities

PURPOSE OF ROLE:

To implement the control and reporting of all development/build-related expenditure to meet the Homes business plan and future growth requirements.

KEY RESPONSIBILITIES:

· Take a ‘whole company’ perspective to the performance of the business by positively influencing and enhancing the profitability and operating effectiveness of the business.
· Ensure Company policies and processes are followed and reported fully on all development/ build-related expenditure adding value to the wider business and delivering the commercial objectives of the company.
· Form close working relationships with Technical, Construction & Sales Teams.
· Prepare and Issue Sub-Contractor tender Packages (Domestic & Civils) in a Timeous Manor including the review and update of Trade Specific Conditions to ensure compliance with current group deals, building regulations and development drawings.
· Carry Out Tender Analysis Reports for Senior Management Sign-Off.
· Issue Letters of appointment to sub-contractors.
· Ensure Health & Safety Information (Health & Safety Policy / Site Specific RAMS) is received from appointed sub-contractors and passed to construction before any site start.
· Prepare Accurate Budgets for each aspect of site development.
· Maintain Budget Control throughout development ensuring CTC allowances are sufficient.
· Carry out Monthly Site Visits to carry out site valuations (Tick Sheets) and preparing / maintaining development marked-up drawings.
· Prepare targets for own in-house labour.
· Assess sub-contractor applications against contracted work / specifications
· Assess any Daywork / Variations in accordance with Muir Homes Daywork Policy
· Prepare & Authorise Monthly Sub-Contractor & Weekly / Fortnightly Labour Only / Books-in Payments with Full Back-Up
· Prepare and Present Monthly Development Projected Final Accounts in the required format.
· Achieve the Payment and PFA reporting timetable.
· Apply Muir Homes Contract Conditions and Policies issuing notices as necessary to safeguard the Company’s right to recover costs and / or reimbursement and protect the company from external financial risk.
· Prepare / Manage sub-contractor Final Accounts.
· Prepare Costings of Client Extra’s in an Accurate & Timeous manner.
· Assisting with the preparation of Cost Information for Development appraisals.
· Set up sub-contract orders and Populate development sub-contractor payment matrix on the COINS system up to an approved limit.
· Authorise and commit expenditure on the COINS system up to an approved limit.
· Add Projects, Create Contracts / Housetypes / Developments and Add Development Plots on the COINS system.
· At all times comply with individual responsibilities under the Company’s Health and Safety Policy, CDM Regs and all other company policies, procedures and instructions.
· Prepare accurate development Cash flows
