JOB DESCRIPTION

Working closely with the development team, and reporting to the CEO, the Real Estate Development Coordinator will provide critical support throughout all phases of development.

The successful candidate will be expected to perform their roles with excellence, while maintaining high standards of professionalism in the duties and responsibilities described below:

  • Create and maintain dynamic financial models for current and prospective development projects. This includes budgets, cash flow projections, waterfall distributions, comparable studies, and loan underwriting.
  • Conduct feasibility studies for different types of asset classes. This includes analysis of site suitability, government regulations, and market conditions.
  • Assess risks and opportunities of future projects by analyzing multiple scenarios, and report to upper management to assist with informed decision-making and strategic planning.
  • Manage the timely completion of real estate acquisition and financing due diligence processes/requirements
  • Support the accounting team where needed.
  • Collaborate with the development team and third-party consultants, including appraisers, government sources, financial institutions, and marketing agents to gather information to validate financial assumptions.
  • Collaborate with internal team members, including the accounting department, to monitor appraised values, loan payments, insurance, and property taxes for all projects.
  • Prepare reports for all current and prospective projects for internal and external audiences, such as development partners, investors, lenders, and public officials.
  • Act as a point of contact with capital partners and lenders to coordinate projects and maintain positive working relationships with all parties.
  • Perform other duties as needed and within the skill set of the successful candidate.
  • Assist with the management of Enso’s operating portfolio, including lease-up activities for residential properties, and revenue management and ground operations for hotel properties.
  • Perform general administrative duties, including file management, answering general enquiries, telephone calls, messages, and emails in a professional manner to ensure efficient and timely communications.
  • Receive, review, and process all project financial invoices and preparing monthly progress claims
  • Coordinate project team meetings, preparing agendas, taking clear and succinct meeting minutes

PREFERRED SKILLS & EXPERIENCE

  • Preferred: 3+ years in real estate development and/or financial analysis.
  • Bachelor’s degree in real estate, business, architecture, construction or another relevant field.
  • Excellent interpersonal and communication skills (both written and verbal).
  • Strong financial underwriting and analysis skills.
  • Experience in the hospitality sector is an asset.
  • Experience as a business analyst and understanding of copywriting and legal structures is an asset.
  • Ability to summarize complex issues and opportunities and present information in a clear and compelling manner.
  • Local market knowledge an asset, including up to date knowledge of development projects, public agency relationships, active consultants.
  • Expert-level proficiency in MS Excel. Working-level proficiency in MS Word, MS PowerPoint.
  • Proficiency with Power BI, design software (Adobe InDesign and Illustrator), website domain management and web design is an asset.
  • A strong work ethic, commitment to excellence, and an entrepreneurial mindset. Must take initiative, be resourceful, prioritize and perform within a team environment while maintaining focus and multitasking in a fast-paced, time sensitive environment

SKILL TEST

A skill test related to real estate development, financial modeling, and investment presentations may be conducted during the interview process.
