Description We are seeking a highly organized, effective communicator, and detail-oriented Real Estate Manager to oversee the management of our commercial, residential, industrial, farm and ranch properties. The successful candidate will be responsible for increasing the value and integrity of the properties, meet the needs of owners and tenants, assist in construction and remodel management, and achieve the financial objectives of the company. Performance Measures: Effective and accurate management of property, leases, and tenants Preparation and management of operating budgets and financial reporting Timely and effective relationship management, both internally and externally Leadership of Facilities Manager, accuracy of financial reporting and attentiveness to details Solid administration and record keeping Core Responsibilities: Property Management Lease administration – negotiate, prepare, enforce, and renew Purchase and sale agreements - property acquisition, due diligence, title and documentation process Analyze tenant improvements agreements, bid and project manage work Handle tenant communications and resolve concerns in a timely and manner Identify leasing prospects and respond to inquiries Establish appropriate rental and purchase/sell rates by conducting market research, determining costs and considering profit goals Assist in the management of primary residential and vacation properties Provide support in construction and remodel management Coordinate with contractors and vendors to ensure timely completion of projects Conduct property inspections and ensure properties are well-maintained Oversee Facilities Manager, security and building maintenance and calendars ensuring complete, timely, and cost-effect measures Contract vendors and monitor maintenance/construction calendars, projects and effectiveness; obtain required insurance certificates Accounting Develop and administer operating and capital budgets that achieve property objectives, cash flow requirements and leasing strategy Monitor, approve, and allocate vendor costs by property Perform operational review and analyze, recommend and implement corrective action needed Review, analyze and distribute monthly financial statements including P&L Statement, variance reports, cash management and strategies for collection of receivables Review tenant billings and payments, and ensure taxes are being paid Administration Interface with leasing brokers and assist to assure spaces are leased promptly including marketing administration Maintain complete and accurate property files, financial and other reports and records Ensure all contractual obligations are met Requirements Educational/Experience Requirements: Minimum of 10 years’ progressive property management responsibilities including 3 years in leadership role Working knowledge of budgets, financial statements, and contracts and agreements Ability to respond to unplanned situations, critically think, identify, and execute solutions Excellent negotiation, written and verbal communication skills, and ability to build positive working relationships Proficient computer skills, including Microsoft Office and Sage 100 preferred Knowledge of state and federal property regulations Bachelor’s degree or CPM preferred Supervisory Responsibility This position oversees the Facilities Manager.
