Responsibilities
The CommonSpirit (CSH) Real Estate & Portfolio Management team business unit supports the organization in developing dynamic portfolio solutions across the Enterprise - largely focused on Market Planning, Portfolio Optimization, Real Estate Development, Partnerships, Mergers & Acquisitions, and support Regional and National initiatives. The Real Estate Development team is focused on developing a portfolio of high value assets, creating standardized processes for approval and execution and developing quality standards that achieve enterprise wide goals and initiatives. They will create alternative financing and ownership options to meet the needs of each situation; including funding solutions and physician investment structures.
The Director will report to Systems Director of Growth in the development of entrepreneurial business solutions that intersect with the system portfolio across any and all existing and newly developed business lines. They will be supporting all CSH real estate development functions.
This position will align the resources across NRES to develop and lead project teams in the implementation of the key development initiatives. The Director will support alignment and understanding of the Region and Market objectives to align core development initiatives and programs with CSH business strategies. They will lead the Development initiatives that align with the CSH value capture goals of high performing and low cost operating models
The Director of Real Estate Development will also manage and support the real estate development platform to ensure engagement with key stakeholders and alignment with CSH overall goals and objectives.

The following represents the essential functions and responsibilities of the Director of Real Estate Development.

  • Develop Request for Proposal, Proformas, and complete Financial Analysis for all development activity. These will integrate with the NRES real estate management platform and feed the organization’s Single Source of Truth.
  • Develop a CommonSpirit Development Playbook and Guidelines to document all procedures and processes that will be required to implement and manage the core development initiatives for the organization.
  • Lead the development of real estate assets for CSH in various geographies. Key asset classes include clinic, medical office, ambulatory, mixed-use, residential, senior housing, and specialty acute care assets (FSED, post-acute)

    • Develops and manages development budget
  • Deal structuring, financing and alternative financing strategies
  • Capital sourcing and the development of an appropriate capital plan for each development
  • Modeling and alternative business planning
  • Lead sourcing for equity investors
  • Lead RFPs Process to source 3rd party developers
  • JV development, syndication, and physician ownership as needed
  • Develop and create equity investment modeling as needed
  • Project planning and corporate approvals (project and financing)
  • Operationalization of all developments
  • Collaborate with Legal to create all necessary legal documents to support the development efforts; ground leases, leases, public approvals, financing documents, contracts, working with the RECOE team and their templates.
  • Leads the programming and leasing efforts for multi-tenant projects with a developer for third party developments as well as internal CommonSpirit developed properties.
  • Lead and support a team to develop a holding company within CommonSpirit.
  • Collaborates with other NRES departments such as transaction management, ambulatory project delivery, project management, real estate planning, and real estate strategy to execute on individual development initiatives.
  • Develop communications for the NRES team regarding development industry trends and critical items that will influence the CSH strategic response in our Markets.
  • Support and maintain development project data within the technology infrastructure for the National Real Estate Growth team, which includes operational technology, databases, dashboards, project status updates, data management, and reporting structures.
  • Collaborate with the leadership of the National System, Regional, Hospital, and Foundation to address and provide support for the real estate needs of the CommonSpirit Health system.
  • Attend and support the Real Estate Growth’s team and Real Estate Planning and Development team meetings.
  • Support and participate in a process to continually improve organizational effectiveness using self-assessment performance evaluation criteria.
  • Assist in the development and implementation of the Growth Team’s annual fiscal year’s goals.
  • Travel as required to locations throughout the CommonSpirit Health system to collect data and conduct Real Estate transactions.
  • Support and promote Common Spirit Health’s ethical & social responsibilities and adhere to the regulatory regulations associated with Stark and Anti-Kickback legislation and associated regulatory requirements including canon law.
  • Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks and participating in professional societies.
  • Consistently act in accordance with CommonSpirit Health policy and procedure guidelines.
