Regional Property Manager Reports To: Vice President of Property Operations FLSA Status: Exempt Salary range $130,000-$145,000 Plus bonus Summary The Regional Property Manager (RPM) serves as a strategic leader responsible for the performance, operations, and development of a designated portfolio of properties and their teams. This role ensures both resident satisfaction and asset value optimization by driving financial performance, operational excellence, and leadership alignment across multiple communities. The Regional Property Manager oversees a team of Area Property Managers, Multi-Site Managers, and Assistant Managers within assigned Pods. They are accountable for NOI performance, operational discipline, and team leadership while fostering a culture of accountability, innovation, and continuous improvement. Through clear KPIs, cross-functional collaboration, and strong communication, the RPM aligns day-to-day operations with ArtHaus’ portfolio-wide strategy and ownership goals. Essential Duties and Responsibilities Team Leadership & Development Lead, mentor, and develop Area and Multi-Site Managers within assigned Pods. Conduct regular performance evaluations and create individual development plans. Oversee recruiting, onboarding, and training for site-level teams. Manage team engagement, retention, and succession planning. Promote a performance-driven culture centered on accountability and measurable outcomes. Portfolio & Business Management Develop and execute business plans for each property, aligning financial, operational, and leasing goals with ownership strategy. Conduct routine site inspections and ensure adherence to ArtHaus brand standards and presentation. Approve purchasing and capital expenditures within budgetary limits. Implement operational playbooks, systems, and SLAs across all properties. Partner with the Director of Facilities and Director of Leasing to synchronize maintenance, turns, and leasing priorities. Financial Oversight Prepare, review, and submit annual budgets in partnership with the Accounting and Asset Management teams. Analyze monthly financial statements and variance reports; ensure timely corrective actions. Control expenses and maximize income across all properties to achieve NOI goals. Review and adjust rents and leasing strategies based on market and portfolio performance. Maintain consistent reporting discipline using Yardi dashboards and EliseAI performance tools. Planning, Reporting & Communication Own the monthly operating calendar: performance reviews, planning sessions, and KPI tracking. Lead quarterly business reviews (QBRs) and performance planning meetings for assigned Pods. Serve as the primary liaison between site teams, corporate leadership, and ownership. Submit all required reports (variance, financial, operational) in a timely and accurate manner. Maintain consistent communication across Leasing, Facilities, and Accounting teams to ensure transparency and alignment. Property Operations & Risk Management Ensure timely unit turns and readiness to meet leasing demand. Oversee adherence to safety standards and compliance with all local, state, and federal regulations. Support proactive risk management through preventive maintenance and standardized operational protocols. Implement and monitor corrective action plans for underperforming assets. Secondary Responsibilities Leasing & Marketing Oversight Partner with the Director of Leasing to adjust rental rates and approve marketing strategies. Review quarterly market surveys and shopper reports to ensure competitiveness. Ensure leasing goals are achieved through proactive collaboration and system-based tracking. Customer Experience & Escalation Act as the final escalation point for unresolved resident concerns. Champion consistency in service delivery and resident satisfaction across all sites. Partner with Multi-Site Managers to monitor NPS results and drive improvements. Compliance & Legal Ensure adherence to management agreements, Fair Housing laws, and internal policies. Partner with Legal and Executive leadership to mitigate risk and resolve property-level legal issues. Cross-Functional Collaboration Partner with corporate departments (Facilities, Leasing, HR, Accounting) to support company-wide initiatives. Contribute to strategic projects such as system centralization, process automation, and operational scaling. Qualifications Minimum 7–10 years of progressive property management experience, with 3+ years in a regional leadership role. Proven ability to manage financial performance across large, multi-site portfolios. Expertise in Yardi Voyager, EliseAI, and performance dashboards. Strong leadership, coaching, and conflict-resolution skills. Experience in cross-functional collaboration (Leasing, Facilities, Accounting). Bachelor’s degree in Business, Real Estate, or related field preferred. CPM or equivalent professional designation preferred. Work Environment In office role requiring regular travel to assigned communities and corporate meetings. Standard business hours, with occasional evening or weekend availability as needed. Must maintain a professional presence consistent with company leadership standards and the ArtHaus brand. Compensations: $130,000-$145,000 plus bonuses
