REGIONAL PROPERTY MANAGER – TAX CREDIT

Velair Property Management is seeking an experienced and results-driven Regional Property Manager to oversee a portfolio of affordable housing communities. This leadership role is responsible for driving financial performance, mentoring site-level teams, and ensuring compliance with regulatory and company standards across multiple properties.
Regular Schedule: Monday – Friday, 8:00 AM – 4:30 PM, with occasional work outside of standard business hours as required by business needs.
Salary Range: $85,000-$110,000 annually, dependent on experience.
Sign-On Bonus: Eligible for a $5,000 sign-on bonus paid in two installments: $2,500 at hire and $2,500 after 6 months.
Company Vehicle: A company vehicle is provided.
Annual Clothing Allowance: $200 per year for use at the Velair Clothing Store within the designated shopping period.

EDUCATION & CERTIFICATIONS

  • Required: High school diploma or equivalent.
  • Preferred: 2- or 4-year degree in business, real estate, or a related field.
  • COS and TCS required; ability to obtain additional certifications within 6 months. ARM, RAM, or MN Real Estate License a plus.
  • Previous involvement with the Minnesota Multi-Housing Association is a plus.

PROFESSIONAL EXPERIENCE

  • Minimum of 5 years in property management or 2 years of successful experience as a Senior Area Manager at Velair.
  • Demonstrated success in supervising multi-site affordable housing portfolios.
  • Mastery in LIHTC, HOME, and Section 8 compliance.
  • Strong background in leasing, application processing, and marketing strategies.
  • Previous experience in a Regional Property Manager role or similar is a plus.

ADDITIONAL REQUIREMENTS

  • Valid driver’s license & insurance; travel required between sites.

  • Personal cell phone required for business use (monthly reimbursement provided).
  • This role requires in-office presence five days per week: approx. 3 days on-site at properties and up to 2 days at the corporate office

PHYSICAL REQUIREMENTS

  • Ability to lift up to 30 pounds and conduct regular property inspections, including walking stairs.
  • Work is primarily indoors with occasional outdoor responsibilities as needed.
Responsibilities
  • Leadership & Oversight


    • Supervise and mentor Property Managers across assigned Areas of Responsibility (AORs), ensuring operational excellence, team accountability, training, and compliance.

    • Lead hiring, onboarding, performance management, and coaching of direct reports; conduct interviews and oversee training of new hires.
    • Provide relief property management during vacancies, turnover, or instability across the portfolio.
    • Maintain a positive, professional, and problem-solving attitude; proven ability to work independently and calmly under pressure.
    • Deliver appropriate coaching, counseling, or disciplinary action as needed to support performance and policy adherence.
    • Property Operations & Compliance


      • Ensure enforcement and adherence to Velair policies and procedures; identify areas for improvement.

      • Maintain deep understanding of federal, state, and local landlord/tenant laws.
      • Ensure consistent and accurate execution of annual recertifications, new applications, file corrections, and renewals with the Compliance team.
      • Provide oversight and leadership during lease-ups and construction transitions.
      • Assist in generating and correcting resident tax credit certification files.
      • Proven ability to staff and stabilize a minimum of 200 units during high turnover/destabilization periods for at least 15 business days.
      • Software & System Proficiency


        • Advanced knowledge of Yardi and all modules including Rent Café and InspectCheck.

        • Conduct software training sessions for team members (in-person or via webinar), particularly for new hires and regional staff.
        • Audit and monitor Yardi data for accuracy, rent entry, purchasing practices, and financial controls.
        • Financial Management


          • Oversee rent collection processes, ensuring timely posting and follow-up.

          • Ensure accurate and timely monthly financial reporting and budget adherence.
          • Perform ledger cleanup, variance reporting, and provide financial recovery plans as needed.
          • Provide oversight of all accounting functions and financial performance for the region.
          • Marketing, Leasing & Occupancy


            • Develop and execute creative and competitive marketing and leasing strategies.

            • Mentor site teams in leasing, application processing, and resident relations.
            • Ensure high performance in occupancy, rent collection, and resident retention.
            • Conduct ongoing inspections to ensure unit/property condition meets Velair standards.
            • Maintenance & Property Standards


              • Partner with vendors and maintenance teams to ensure high-quality upkeep, repairs, and future project planning.

              • Perform comprehensive property inspections across financial, environmental, compliance, and procedural categories.
              • Resident Relations


                • Proactively address escalated resident concerns with urgency and professionalism.

                • Demonstrate exceptional conflict resolution skills in high-stress resident situations.
                • Coach site leaders on navigating resident engagement and conflict resolution.
                • Interdepartmental Collaboration


                  • Work closely with Compliance, HR, Accounting, and other corporate departments to ensure smooth operations.

                  • Facilitate communication between site teams and corporate leadership for policy execution and operational needs.
