Role Overview: The Building Manager is responsible for the day-to-day operation of their building including performing maintenance of building systems, ensuring the building is running smoothly, monitoring and meeting operational needs, as well as providing leadership and support to the site staff. The Building Building Manager oversees trades-persons for repairs, schedules trades and other service providers, and ensures work is completed in a proper and timely manner. The BM must have a keen eye for identifying and resolving building maintenance issues and a strong sense of responsibility and diligence for acting on current and upcoming building needs. Teamwork and cooperation are essential as the Building Manager works alongside site staff to ensure the strata's goals are met and the buildings are running efficiently. Key Requirements: * English fluency Required * Leadership experience - supports and collaborates with building Concierge, Janitorial staff * Must have professional, polished demeanour with EXCELLENT customer service * 3+ years of strata experience * Must have solid maintenance experience and a strong understanding of mechanical, electrical, and plumbing systems. * Must have solid administrative skills and EXCELLENT written/e-mail correspondence skills * 3+ years of experience in maintenance, preferably in electrical, construction, or a related field. * Solid background in project management and planning. * A highly structured individual who can work independently but also excel in team communication. * Demonstrated experience in leadership, showing the ability to manage teams, delegate tasks, and ensure smooth project execution. * Conscientious - Careful, meticulous, and detail oriented * Organized * Proactive * Must have vehicle for transportation * Must have tact, professionalism * Must be a team player comfortable in challenging and fast-paced environments * Must pass reference and criminal record check Schedule: Full-time Monday-Friday 8:AM-4:PM Must be available to respond to after-hour emergencies (overtime pay applicable) DUTIES & RESPONSIBILITIES * Perform daily administrative duties to ensure efficient site operation * Creates correspondence and responds to residents queries, concerns, requests, and complaints by e-mail and phone * Works with site staff, coordinates and supports team dynamic * Perform daily inspections of the property (interior/exterior), maintain general cleanliness of interior and exterior areas and attend to areas in need of attention or repairs. * Perform regular maintenance and repair of the property including but not limited to changing light bulbs, painting, minor drywall repair, patch walls. * Must have basic Electrical and HVAC system understanding to be able to liaise with licensed/ticketed trades. The BM must refrain from direct action on ticketed scoped work. The responsibility is strictly oversight, reporting, contacting and coordination with trades for ticket/licensed items. The BM is not to perform any functions which require licensing or tickets. * The BM must act strictly in a responsible manner that reduces liability for the Employee and company at all times. * Manages and/or collaborates with a large team including concierges, cleaners, contractors, trades, and others * Complete preventative/demand maintenance tasks and track events in log book * Perform light cleaning duties as/if necessary (i.e. sweeping, mopping, monitor washroom supplies) * Check all lobbies, building entrances and perimeters for deficiencies and cleanliness. While in lobbies, check elevators for deficiencies, check fire panels for trouble lights * Ensure that security and safety measures are in place; monitor security system as needed * Meet trades people and coordinate/manage renovation projects in the building * Inspect garbage room and recycling room. * Patrol parkade and inspect areas * Assists trade people (where necessary) who are working on common property * Monitor work of contractors/external service providers to ensure adherence to company/industry standards * Start-up/shutdown major building equipment * Respond to residents’ queries, requests and emergencies in professional and respectful manner * Respond to e-mails in a professional and timely manner * Program Fobs and entry phones * Coordinate with Manager and Strata Manager to post notices, issue letters and enforce strata rules * Attend strata council and/or formal strata meetings (AGM) upon Management request * Manage the guest suite(s) and Amenity Room(s) and report any issues that violate the rental agreement * Maintain records, and collection of funds for Guest Suite(s) and Amenity Room(s) * Book amenities, arrange for payment and completing check-in and check-out inspections * Maintain an adequate supply of supplies and materials for the required maintenance and repairs * Check all emergency exit signs to ensure they are fully functioning * Check all main door hardware * Clean up maintenance rooms * Sweep and dust electrical rooms, hallways and fire exits * Establish routine schedules for efficient operation and/or anticipate changes in schedules due to holidays. * Report and keep a log of incidents and communicate promptly with manager * Review and complete daily entries into a log report * Perform other duties as needed by the property manager.

Responsibilities
