CLOSING DATE: Tuesday 4th November 2025 Job Title: Repairs, Maintenance & Void Works Officer Reports to: Repairs, Maintenance & Void Works Manager Salary: Scale 6, Points 26-28, £26,229 - £27,982 per annum, pro rata Hours of work: Full Time (37.5 hours per week) PURPOSE OF THE ROLE: The RMVO will support the delivery of our responsive repairs, maintenance and void works functions managing and administering works and working closely with our contractors, residents and frontline staff. You will ensure that staff and contractors meet their health and safety responsibilities and will actively promote St Basil’s safety-first culture ensuring safe working practices are embedded. The successful candidate will have experience of delivering repairs, maintenance and void works services for a housing provider and will have a good understanding of procurement and contract management. The RMVO will be comfortable working in a fast paced, performance driven environment and will be able to use their exceptional organisation skills to balance priorities. The postholder will carry out surveys, audits and post works inspections and will be capable of preparing works orders and specifications. Our RMVO will be able to confidently communicate with residents, staff and contractors and will be proficient at using housing IT systems. You will understand how to use collect and use data to deliver an excellent repairs, maintenance and void works service and will have the ability to identify and deal with data integrity issues You will work closely with colleagues across Property Services, Health & Safety and staff at our front-line sites to ensure that our residents and staff consistently receive an outstanding service. The post holder will be subject to an enhanced DBS check. The role will be primarily site based with regular travel to our properties. It will be possible for the successful applicant to work at home on occasion, but this will be subject to satisfactory performance and business needs QUALIFICATIONS Essential: GCSE (or equivalent) English and Maths at grade C or above Desirable: A level 3 qualification in a subject relevant to construction, maintenance, surveying or another relevant field EXPERIENCE Essential: Experience of managing, administering and scheduling repairs, maintenance and void works in a public or private sector organisation Experience of undertaking property surveys and audits Experience of working in a customer service environment with members of the public Experience of operating within and adhering to health and safety management system for repairs, maintenance and void works Experience of using property maintenance and asset management IT systems Experience of working with contractors to deliver goods, services and works relevant to repairs, maintenance and void works Experience of working within a performance focused environment with a proven track record of successfully meeting performance targets and key performance indicators Experience of negotiating with and influencing key internal and external stakeholders to deliver repairs, maintenance and void works outcomes Desirable: Experience of public sector procurement Experience of managing JCT contracts Experience of delivering repairs, maintenance and void works for a registered provider KNOWLEDGE Essential: Broad knowledge of building trades Current knowledge of CDM regulations Current knowledge of the regulatory framework for registered providers Current knowledge of construction, maintenance, building standards and methods, regulatory standards, Health and Safety and legislation relevant to your areas of responsibility Current knowledge of health, safety and compliance requirements for registered providers.
