Resident Services Technician Department: Environmental Services Employment Type: Part Time Location: Grand Rapids, MI Reporting To: Chris Weller Compensation: $19.10 - $23.35 / hour Description Schedule: Part Time 25 hours per week | Monday - Friday | 2:00 pm - 7:00 pm Department: Environmental Services | Cook Valley Estates | Grand Rapids, MI What You'll Do In This Role: Looking for a position with no weekends or on-call? As a Maintenance Technician, you’ll keep our building, grounds, and equipment running at their best by performing routine maintenance, handling repairs, and solving problems before they arise. Your work creates a comfortable and secure environment for residents, families, and team members, all while ensuring compliance with safety standards and regulations. If you take pride in hands-on work and enjoy primarily working outdoors, this role is for you Key Responsibilities General Maintenance: Perform routine maintenance, cleaning, replacement, or repair within the community to include plumbing fixtures, plaster, electrical, carpentry, mechanical, HVAC, and other infrastructure. Coordinates daily maintenance services and schedules with department involved when performing routine assignments. Perform routine maintenance on the grounds, including tasks such as cutting, trimming, sweeping, snow removal, salting, and other necessary upkeep of parking areas, driveways, and outdoor spaces. Safety and Systems Checks: Conduct routine safety checks of community systems, including door lock systems, water temperatures, heating/cooling units, etc., as per company procedures. Perform maintenance on heating and cooling systems following the manufacturer's instructions and in compliance with company policies. Repairs and Troubleshooting: Respond promptly to maintenance requests and repair issues reported by residents or team members. Diagnose and address problems with mechanical, electrical, and plumbing systems to ensure operational efficiency. Community Maintenance and Support: Occasionally provide backup support for housekeeping duties, ensuring cleanliness in resident homes, apartments, and other common areas. Perform various floor cleaning duties, including sweeping, dust mopping, damp/wet mopping, stripping, waxing, buffing, and disinfecting floors. Ensure that safety signs are properly placed before cleaning and removed after the floor is dry to prevent accidents. Assist in setting up and taking down tables, chairs, and other equipment for indoor or outdoor functions as needed. A high school diploma or equivalent is required. Position requires a valid, unrestricted driver’s license. Position requires the ability to lift and move objects weighting up to 35 pounds without assistance.
