Are you a proactive and results-oriented individual looking to grow in a dynamic and impactful role? We’re offering an exciting opportunity to join our team as a Residential Administrator. In this role, your primary responsibility is to ensure the smooth operation and management of residential properties. You will attend to various tasks related to maintenance, accounting, tenant relations, marketing, and general administrative duties. This role requires strong organizational skills, attention to detail, and excellent communication abilities to interact effectively with owners, tenants, vendors, and internal team members.

JOB DESCRIPTION:

As a Residential Administrator, your responsibilities will include, but are not limited to:

  • Coordinate and oversee maintenance issues within residential properties.
  • Attend to maintenance requests promptly and ensure satisfactory resolution.
  • Process and pay invoices related to maintenance services.
  • Manage relationships with vendors and contractors.
  • Attend to account queries from owners and tenants.
  • Reconcile owner accounts and ensure accuracy in financial records.
  • Process and pay expenses related to property management.
  • Distribute payments to property owners and attend to deposit refunds.
  • Develop and implement marketing strategies to attract tenants and promote vacancies.
  • Respond to inquiries via email, walk-ins, and phone calls from prospective tenants and current residents.
  • Correspond with clients regarding lease agreements, rent increases, and other property-related matters.
  • Conduct approvals for new tenant applications.
  • Draft lease agreements and ensure timely execution and signatures.
  • Manage lease renewals, including sending out increase letters and updating the system accordingly.
  • Follow up on lease renewals and coordinate with agents for month-end inspections.
  • Attend to daily emails, walk-ins, and phone calls related to property management.
  • Send monthly statements to owners and tenants.
  • Create schedules for agents to conduct month-end inspections.
  • Prepare new business proposals and assist with client correspondence as needed.

MINIMUM QUALIFICATIONS:

  • Bachelor’s degree in Business Administration, Real Estate Management, or a related field is preferred. However, equivalent experience or vocational training may also be considered.

MINIMUM EXPERIENCE:

  • Proven experience in property management or related field.
  • Strong organizational and multitasking abilities.
  • Excellent communication and customer service skills.
  • Proficiency in accounting software and Microsoft Office Suite.
  • Knowledge of leasing laws and regulations.
  • Ability to work independently and collaborate with a team.
  • Attention to detail and problem-solving skills.
