CONTEXT OF OPPORTUNITY / MAIN ACCOUNTABILITIES

  • Support the Fire Safety Programme by collaborating with project managers and stakeholders to provide reports and forecasts.
  • Assist with compliance and operational aspects of the Building Safety Act 2022, Fire Safety Act 2021, and Fire Safety (England) Regulations 2022.
  • Engage with leaseholders, manage Section 20 consultations, and liaise with solicitors as needed.
  • Organise and attend resident meetings, including agenda setting and minute taking.
  • Coordinate with facilities and project teams to confirm work programmes and budgets, and contribute to service charge planning.
  • Review customer applications and prepare recommendations, including those requiring Building Safety Regulator approval.
  • Lead customer communications under the Building Safety Act to ensure obligations are met.
  • Maintain accurate customer data and ensure timely rent and service charge demands.
  • Meet credit control targets and collaborate with consultants and facilities managers for quotes and specifications.
  • Conduct property inspections and ensure compliance with evolving legislation and regulations.
  • Champion The Crown Estate’s purpose, vision, and values through service excellence.

MOST IMPORTANT SKILLS-BASED REQUIREMENTS

  • 3–5 years’ experience in residential property management, ideally with high-value properties.
  • Working knowledge of relevant legislation including the Landlord & Tenant Act, Health & Safety Regulations, and Section 20 procedures.
  • Understanding of the Building Safety Act and Leasehold and Freehold Reform Act.
  • Ability to interpret lease structures and apply service charge management principles.
  • Experience in budgeting and financial reporting.
  • Proficiency with property management software and digital tools.
  • Strong communication and relationship-building skills.
  • Ability to manage time effectively and maintain attention to detail.
  • Professional, resilient, and diplomatic approach to working independently and collaboratively.
  • Commitment to delivering excellent customer service and navigating high-pressure situations.
  • Confidence in representing the organisation externally and engaging with diverse stakeholders.
