Description

My client is seeking a capable and client-focused Residential Conveyancer or Conveyancing Solicitor to join our Shropshire team. The successful candidate will manage a varied residential property caseload with minimal supervision, delivering high‑quality advice and efficient transaction handling for clients, estate agents, lenders, and other professionals.
This role is ideal for someone with 2–3 years of UK residential conveyancing experience who is keen to work in a proactive, client‑focused firm.

Key Responsibilities

  • Manage a busy residential conveyancing caseload from instruction to completion, including: sales, purchases, remortgages, transfers of equity, shared ownership, Help to Buy where applicable, and equity release matters.
  • Conduct file opening, initial client due diligence, and AML/KYC checks; ensure compliance with regulatory requirements.
  • Prepare and negotiate contracts, replies to enquiries, form entries, and transfer documentation; conduct pre-contract and post-contract matters.
  • Undertake title checks, land registry searches, local searches, SDLT considerations, and other property-related due diligence.
  • Liaise with clients, estate agents, lenders, surveyors, and other third parties; provide clear, practical advice on timelines, options, costs, and risks.
  • Draft and issue completion statements, clause negotiation, and ensure smooth progression of chains; manage exchange and completion processes.
  • Post-completion work: register titles at HM Land Registry, handle Stamp Duty Land Tax filings, and deal with any post-completion formalities.
  • Maintain accurate matter records, time recording, cost estimates, and client billing in a timely manner.
  • Ensure high standards of client care, maintaining regular client updates and managing expectations throughout the transaction.
  • Identify opportunities for additional services (e.g., remortgages, Wills/Repossession aftercare, or buy-to-let work) and contribute to business development where appropriate.
  • Assist with mentoring and supervising junior paralegals or trainees as required.
  • Adhere to firm policies, risk management frameworks, and professional standards (data protection, confidentiality, CQS where applicable).

Required Skills and Experience

  • 2–3 years PQE in UK residential conveyancing.
  • Qualified Solicitor (England & Wales) or Qualified Legal Executive/Conveyancer (e.g., CILEx) with substantial conveyancing experience; ability to handle matters with minimal supervision.
  • Thorough knowledge of residential property transactions, including sales/purchases, remortgages, transfers of equity, leases (including leasehold issues), and basic landlord-and-tenant concepts relevant to transactions.
  • Strong drafting, negotiation, and client-care skills; clear and empathetic communication with clients and professionals.
  • Proficiency with case management systems and standard software (Microsoft 365); experience with e-billing, HM Land Registry portals, SDLT submissions, and online searches.
  • Ability to work to strict deadlines, manage a busy caseload, and demonstrate attention to detail.
  • AML/compliance awareness and a professional, ethical approach to practice.
  • Resilience, teamwork, and a proactive approach to problem-solving.

Desirable

  • Experience with Help to Buy, shared ownership, or complex title issues.
  • Familiarity with the Shropshire property market, local lenders, and local estate agency networks.
  • Membership or progression towards membership of a professional body (e.g., SRA, Law Society, Conveyancing Association).

Qualifications

  • Qualified Solicitor (England & Wales) or Licensed Conveyancer/Legal Executive with 2–3 years’ residential conveyancing experience.
  • Valid practising certificate (if solicitor) or current professional status with the relevant governing body (if non-solicitor).
