ROLE OVERVIEW

We’re looking for a Residential Custom Home Estimator in Lake Toxaway who thrives in an entrepreneurial environment. This isn’t a role for someone who wants to sit quietly in the corner—it’s for someone who wants autonomy, responsibility, and the chance to wear many hats. You’ll be hands-on in shaping budgets, working with subs and vendors, and ensuring our clients’ visions are built on a solid financial foundation.

KEY RESPONSIBILITIES

• Prepare accurate cost estimates from architectural plans and specifications.
• Perform detailed take-offs for labor and materials.
• Build relationships with subcontractors and vendors… solicit and compare bids, clarify scope, and negotiate.
• Spot risks, gaps, and cost-saving opportunities before they become problems.
• Provide conceptual and preliminary budgets during the sales and design process.
• Keep organized records of estimates, bids, and pricing history.
• Step in wherever needed—this role requires flexibility and a problem-solver’s mindset.
