POSITION SUMMARY

We are seeking a proactive, accountable, and results-driven Property Manager to oversee a portfolio of residential apartment buildings. This role requires an ownership mindset, with a focus on maximizing occupancy, ensuring building upkeep, and managing day-to-day tenant relations.

QUALIFICATIONS & SKILLS

  • Minimum 5 years of experience in property management or a related field.
  • Strong leadership and operational management skills, with experience overseeing multiple buildings.
  • Decisive, action-oriented, and skilled at problem-solving.
  • Proficient with property management software (e.g., Yardi, Buildium, or similar).
  • Strong knowledge of Nova Scotia tenancy laws and building operations.
  • Excellent communication, organizational, and conflict-resolution abilities.
  • Valid driver’s license and access to a reliable vehicle.

Responsibilities
  • Full Portfolio Ownership: Take complete responsibility for the performance of assigned buildings, including occupancy, arrears collections, maintenance coordination, and tenant satisfaction.
  • Leasing & Tenant Relations: Oversee leasing agents, ensure ads and listings are effective, approve tenant applications, and handle escalated tenant concerns.
  • Maintenance Oversight: Coordinate with maintenance staff, superintendents, and contractors to ensure timely repairs, preventative maintenance, and capital projects.
  • Financial Performance: Manage budgets, control expenses, track arrears, and monitor financial performance aligned with company targets.
  • Operational Execution: Ensure move-ins, move-outs, inspections, and lease renewals are completed efficiently and accurately.
  • Team Leadership: Lead and hold accountable the site coordinators, leasing agents, and building staff within your portfolio.
  • Professional Representation: Serve as a professional point of contact for tenants, contractors, and the community.
