Job Summary
The Property Manager will oversee the daily operations, maintenance, and financial performance of a residential portfolio consisting of single family homes and small apartment complexes. This role involves close collaboration with the director, listing agents, service contractors, tenants and property owners to ensure a high standard of service and compliance with property regulations. The ideal candidate is organized, customer-oriented, and has a strong understanding of property management best practices.
Key Responsibilities
- Tenant Relations:
- Serve as the primary contact for tenants and property owners, addressing inquiries, complaints, and service requests promptly.
- Facilitate the move-in and move-out processes, including but not limited to, conducting property inspections, managing the collection of fees and deposits, transfer of utilities, etc.
- Leasing & Occupancy:
- Oversee the leasing process, including marketing vacancies through Appfolio, conducting property tours when necessary, processing applications and executing leases.
- Work to maintain high occupancy rates by building strong tenant relationships and managing lease renewals.
- Maintenance & Property Upkeep:
- Coordinate with maintenance and cleaning contractors to ensure properties are well-maintained, safe, and meet quality standards.
- Schedule and supervise repairs, inspections, and preventive maintenance tasks.
- Financial Management:
- Manage the collection of rent and report unpaid tenants to the Property Management Director, issue notices for late payments, and manage delinquent accounts.
- Compliance & Documentation:
- Ensure compliance with local housing regulations, fair housing laws, and property management best practices.
- Address HOA reminders/complaints in a timely manner for compliance.
- Maintain accurate records of owner information, tenant information, property information, maintenance activities, and financial transactions.
- Execute and manage all tenant, owner, and property documentation in Appfolio (PM Software)
Qualifications
Required Skills & Experience
- Education: Full NC Real Estate Broker license required
- Experience: 3+ years of experience in residential property management.
- Technical Skills: Proficiency in property management software (e.g., Yardi, AppFolio, or MRI), Microsoft Office Suite, Google Workspace, Tenant Turner, SentriKey
Soft Skills
- Excellent written and verbal communication and interpersonal skills for owner and tenant relations
- Strong problem-solving abilities and a proactive approach to addressing issues
- Detail-oriented with strong organizational and time management skills
The ability to work cohesively with a team and to problem solve by utilizing resources provided
Job Type: Full-time
Pay: $47,963.80 - $57,762.85 per year
