As a Residential Title Examiner, you’ll play a critical role in ensuring smooth real estate transactions by delivering accurate and timely title commitments. Position Summary As a Residential Title Examiner, you will play a key role in ensuring smooth real estate transactions by conducting thorough examinations of residential properties and occasionally commercial properties. You’ll review legal documents, research public records, and prepare accurate title reports that identify and resolve potential issues. This position requires expertise in the real estate title insurance industry—especially residential transactions—along with strong analytical and problem-solving skills. Your attention to detail and ability to collaborate will help deliver exceptional service to clients and support Sun Title’s commitment to excellence. What You’ll Do Title Examination: Conduct examinations of property titles to determine legal status and identify defects or encumbrances. Document Review: Analyze deeds, mortgages, liens, and judgments for accuracy and compliance. Title Reports: Prepare preliminary title reports and summaries, highlighting issues or discrepancies. Public Records Research: Trace property ownership history and verify title information through public records. Compliance: Ensure all title examinations meet company policies, industry standards, and legal requirements. Client Communication: Provide updates and explanations regarding title findings in a clear, professional manner. Collaboration: Work closely with senior title examiners and escrow teams to facilitate smooth closings. Continuous Improvement: Stay informed on industry trends and best practices to enhance examination quality. Requirements Education & Experience Requirements High school diploma or GED, required Associate’s degree or equivalent experience, preferred 2 years related office experience, required Minimum of 2 years of title insurance abstracting, examination, or title insurance underwriting/risk experience, required Title, real estate, banking, or mortgage industry knowledge, preferred Valid Title Producer’s License, as required by applicable state law Driver’s license, required Skills & Technical Requirements Exceptional attention to detail, organizational skills, and ability to meet deadlines Proficiency in Microsoft Office 365; experience with title software (ResWare, ProForm Select) preferred Core Competencies Culture Advocate: Positively contributes to Sun Title’s culture by embracing and reflecting company values in all responsibilities Technical Proficiency: Mastery of role-specific tools and processes Accountability: Owns deliverables and deadlines Collaboration: Works effectively with peers Adaptability: Responds well to change Problem Solving: Identifies and resolves issues Why Sun Title?
