Job Purpose: To implement/ deliver the regional network plan with specific regard to all aspects of network development and property management. To manage a designated portion of Vivo network portfolio to maximize its profitability & returns. To provide field input into the development & updating of the regional network plan. Principal Accountabilities: Providing the cluster Retail Manager with field input & analysis to support the production & updating of the Vivo network strategy, property strategy & network plan e.g., network action proposals. Provide input into the implementation plans (of which the annual capex & maintenance plans are a part) to deliver the network plan. Negotiation of deals for identified network projects e.g. Negotiation of property purchase, lease agreements, supply agreements & financing (e.g., loans, prepaid rentals/ rebates) for NTI’s, KDR’s, Major/ minor improvements, Reties, C.R developments (e.g., shop, car wash, lube bay, workshop, ATM). Proposal & implementation of preferred ownership of sites, resulting in certain property sales, buy-ins, & lease-ins. Negotiation of main lease agreements for existing company leased Vivo Service Stations. · Negotiation of supply agreements for existing dealer owned Vivo Service Stations. Identification and sale of unprofitable Vivo assets. Compilation of development proposals (case sheets) for the above projects. Provide input into site design for specific projects. Ensures security of tenure (contracts & securities) at Vivo Service Stations. Endorsement of dealer lease renewals by area business managers (regarding security of tenure and proposed rentals). Responsible for all property administration in Burkina. Responsible for ensuring that network information systems reflect the correct data. Key Challenges: Managing disciplined implementation of the network plan when deviations are mooted by Sales/ Ops. Leading & alignment of teams through the change process Job Knowledge, Skills & Experience: Degree in Town Planning, Land Economy, Civil, Structural Engineering or Commercial Law Minimum 7 years of work experience, preferably in an FMCG industry. Good understanding of the country’s geography with experience on the field country wide Excellent Project management capabilities Experience in real estate/urban planning is an advantage. Good networking with authorities involved in the regulation of petroleum industry. Pragmatic, hands-on and ability to spend substantial time travelling in the field/on-site – requires. driving license. Analytical with good business/financial acumen Strong negotiation skills Knowledge of property market and related issues (e.g., town planning, property law), sales forecasting, project financial evaluation, commercial law & contracts, and tax for investments. Results oriented and ability to deliver through others and lead team synergies Competencies: Demonstrated evidence of Enterprise first values and behaviors will be considered during the selection process.
