As a Retention & Collections Specialist, you’ll play a pivotal role in helping residents successfully renew their leases while also managing past-due accounts with professionalism and empathy. From lease renewals to eviction processes, your work ensures a seamless resident experience while supporting financial health across the portfolio.

Responsibilities
  • Communicate proactively with residents regarding lease expirations, renewals, and options
  • Ensure accuracy in lease terms, renewals, fees, and system data
  • Coordinate inspections and verify compliance with insurance, utilities, and policy requirements
  • Support roommate promotions, property transfer requests, and NTV (Notice to Vacate) processes
  • Collaborate with maintenance and field teams to ensure timely responses and a positive resident experience
  • Send resident statements and follow up on past-due balances
  • Partner with accounting to validate ledgers and process adjustments
  • Educate residents on payment policies and lease obligations
  • Treat every interaction with professionalism and fairness, adhering to Fair Housing guidelines
  • Lead the Notice to Pay or Quit and eviction file prep processes
  • Communicate with residents throughout the eviction timeline with clarity and empathy
  • Partner with legal teams, property teams, and inspectors as needed
  • Ensure systems are updated and processes completed in accordance with local/federal laws
  • Provide residents with market comps and retention strategies to support renewals
  • Respond quickly and courteously to inquiries. Be a trusted advisor in every interaction
  • Support team initiatives and special projects with a collaborative spirit
