Job Description A Sales Counselor is responsible for partnering with Sales Director to increase occupancy by building trust with prospects and showcasing how life in the community can enhance wellbeing. This role involves personalized tours, strategic follow-up, home visits, and events, all in collaboration with the community team to deliver an exceptional experience. You will partner with sales and department heads to collaborate within the community to deliver an exceptional experience to achieve monthly move-ins. Essential Duties: Lead Generation & Follow-Up Respond to all inbound inquiries (phone, email, web) within two hours to maximize speed-to-lead. Proactively generate and cultivate leads through a minimum of three home visits per week. Execute time-sensitive follow-up using Customer Relationship Manager (CSM) tools, maintaining at least 15 prospect connections daily. Utilize the OneDay platform to send a minimum of five personalized videos weekly to prospects or their families. Tours Schedule and lead in-person community tours aligned with your weekly move-in goals, ensuring most tours occur on your scheduled workdays. Customize each tour using the company's Tour Planning in collaboration with department heads during stand-up meetings. Incorporate a personalized "One Extra" that reflects the prospect's interest and showcases our unique value within senior living. Sales Strategy & Reporting Drive occupancy and revenue goals through strategic sales planning with the Sales Director, execution, and analysis of Yardi reports. Monitor key performance metrics in the CRM, including lead conversion, speed-to-lead, and activity dashboards. Participate in weekly meetings with the Executive Director and Sales department to align priorities and action plans for achieving results. Sales Expectations Achieve four monthly move-ins (one per week) or meet net occupancy goals for the assigned community. Conduct three home visits weekly and maintain a minimum of 15 daily prospect connections. Send five personalized OneDay videos each week. Maintain a minimum 50% inquiry-to-visit and 25% visit-to-move-in conversion rate. Schedule This position generally works a Tuesday-Saturday schedule. Perform other duties as assigned Qualifications Education & Experience Must have a passion for working with retirees Excellent communication skills; great listener Highly organized, with attention to detail Team Player who collaborates well with property Sales and Operations teams Savvy user of CRM software, Microsoft Office including Outlook and Teams Minimum of two years of college and prior experience in senior living sales, leasing, or community relations required.
