Description
The Sales Manager, Napier Residential works closely with and reports directly to the General Manager of Residential Sales. This role provides on-the-ground Sales Manager support for the Napier residential sales team, ensuring consistent delivery of Bayleys’ strategic objectives, culture, and performance standards. The Sales Manager acts as the primary point of support and operational execution for the Napier office, ensuring alignment with the wider business strategy set by the Eastern Realty Limited Board members. This role carries accountability for market share growth, agent performance uplift, profitability improvement, and successful retention and recruitment in the Napier market. Key Responsibilities: 1. Sales Leadership, Listings, and Performance Management (40%) Collaborate with the General Manager of Residential Sales to identify new growth areas, key listings, and business opportunities including the following tasks: Execute the company’s overall sales strategy within the Napier market Set and monitor agent gross commission budgets ensuring alignment with office and regional performance goals. Provide immediate management decisions on fee negotiations, ensuring consistency with the standards and guidance established. Lead weekly Napier sales meetings, reporting key outcomes, pipeline health, and market activity. Actively coach and manage agents to achieve or exceed performance expectations. Drive appraisal volume growth, listing conversion, and fee integrity across the team. 2. Business Development and Client Relationships (25%) · Implement business development plans and client engagement strategies created in partnership with the management team. · Grow Bayleys’ client base in Napier, ensuring consistent alignment with the wider strategy focused on regional market growth. · Report regularly to the General Manager of Residential Sales on client activity, emerging opportunities, and market trends. · Support relationship management with high-value clients or developers identified. · Lead local initiatives to expand Bayleys’ profile with key feeder markets and lead sources. 3. Marketing and Brand Leadership (10%) · Ensure all vendor marketing budgets are achieved or exceeded for Napier, following brand and operational standards. · Collaborate with the General Manager of Residential Sales and marketing team to implement campaigns that build Bayleys’ Napier brand presence. · Identify local sponsorship, partnership, and promotional opportunities for approval. · Uphold Bayleys’ national marketing standards and ensure consistent delivery across the Napier office. · Deliver a quarterly Napier marketing activation plan aligned to VMI, brand, and market share goals. · Ensure digital adoption (Property Suite, online campaigns, company driven tools) is embedded in daily agent practice. 4. Recruitment and Team Growth (10%) · Partner with the General Manager of Residential Sales to identify recruitment priorities and skill gaps within the Napier sales team. · Actively recruit, interview, and onboard new salespeople in coordination with the HR manager and General Manager of Residential Sales. · Recommend potential hires for final approval. · Support succession planning and the development of internal talent pipelines. · Lead retention initiatives to maintain a minimum of 90% retention of core producing agents. · Implement structured training cadence including coaching, accountability frameworks, and skill development, including monitoring and measurement. 5. People Development and Performance Coaching (10%) · Conduct regular one-on-one meetings with agents to support performance, development, and accountability, providing updates and feedback loops to the General Manager of Residential Sales. · Implement performance improvement plans and escalate issues of ongoing underperformance when required. · Work closely with the General Manager of Residential Sales to maintain team culture, morale, and alignment with Bayleys’ values. · Support training, development, and team-building initiatives designed by or approved by the General Manager of Residential Sales 6. Financial Management (5%) · Manage Napier office controllable costs within approved budgets. · Monitor commission structures, fee negotiations, and marketing spend, ensuring fiscal discipline. · Provide monthly financial reports and forecasts to the management team. · Ensure accurate forecasting with variance reporting.
