Description
We are seeking a high-performing Residential Leasing Sales Specialist whose primary responsibility is turning apartment inquiries into signed leases. Your focus is entirely on prospect engagement, relationship building, and closing - guiding prospects from first contact through decision with urgency, professionalism, and a service-driven approach that creates confidence to commit. SALES EXECUTION & CONVERSION * Own the prospect relationship journey from initial inquiry through signed lease * Consistently convert inbound leads into tours, and tours into applications and leases * Actively guide prospects toward a decision - do not “wait and see” * Overcome objections and position value against competing properties * Maintain persistent and thoughtful follow-up until a clear yes or no outcome * Create urgency while maintaining a consultative and professional tone CUSTOMER EXPERIENCE * Deliver a responsive, high-touch experience across phone, email, and virtual communication * Understand each prospect’s needs and match them to the right apartment and lease term * Build trust quickly and become the primary point of contact throughout the decision process * Ensure every interaction moves the prospect closer to choosing the community * Create a memorable experience that differentiates the property from competitors PIPELINE & ACTIVITY MANAGEMENT * Maintain active pipeline awareness and prioritize highest probability prospects * Meet response time standards and daily outreach expectations * Document and note interactions clearly within the CRM (Yardi) for team visibility * Partner with operations team to schedule property tours, and smoothly transition signed leases into move-ins QUALIFICATIONS * 2–5+ years in sales, hospitality, or customer-facing roles * Demonstrated closing ability (not just customer service) * Strong verbal communication and persuasion skills * Comfortable handling objections and asking for commitment * Highly motivated by goals, performance metrics, and accountability * CRM experience preferred (Yardi or similar Residential Software)
