Description Primary Responsibilities: General Maintenance - Complete daily work orders for plumbing, electrical, carpentry, painting, and basic HVAC tasks. Maintain cleanliness of building exteriors and shared outdoor areas (e.g. snow removal, trash pickup, minor landscaping). - Maintain tools and equipment and ensure proper use of maintenance supplies. - Ensure all work complies with safety regulations and housing code requirements. Unit Turnovers - Prepare units for new tenants by cleaning, patching walls, replacing fixtures, and painting. - Ensure units are ready by scheduled move-in dates and meet inspection standards. Emergency Maintenance - Respond to after-hours emergencies on a rotating schedule (e.g., leaks, no heat, lockouts). - Troubleshoot urgent repairs and coordinate with supervisors when contractors or specialized work are needed. Preventive Maintenance & Inspections - Conduct routine inspections to identify potential issues before they escalate. - Perform scheduled preventive maintenance tasks (e.g., filter changes, smoke detector checks). Communication & Reporting - Communicate effectively with tenants and supervisors regarding repair status and timelines. - Document completed work in maintenance logs or property management software (e.g., Buildium).
