JOB DESCRIPTION:
Leasing Consultants serve as a forefront for the community’s sales and resident retention. This position is responsible for the community’s marketing, renewal strategies, and properly securing lease agreements from qualified prospective residents. They strive on achieving occupancy goals by presenting their community through professional conduct and appearance. They excel in leaving a lasting impression by showcasing their strong communication abilities, excellent sales skills, and by delivering exemplary customer service.
REQUIREMENTS:
- Strong communications skills both written and verbal
- Strong sales acumen with the ability to close
- Ability to remain professional and courteous in a fast-paced working environment
- Basic computer skills and experience with Microsoft Office Suite
- Customer service experience preferred
- Ability to walk and stand for extended periods of time
- Complete Fair Housing Certification
- OneSite and RealPage experience preferred
- Availability and willingness to work both weekend days each week.
- Valid Driver’s License

Responsibilities:
JOB RESPONSIBILITIES:
- Performs all sales and leasing activities to achieve the community’s occupancy goals by generating interest in the community through conducting tours, presenting the grounds and amenities, and answering questions about the property and surrounding area
- Ensures all model/target units are ready for show and the tour path and common areas are clean
- Executes the full leasing process by processing applications, credit screening and criminal background checks, collecting deposits/fees, preparing the lease agreement and move-in package accurately, and ensuring a smooth resident move-in and lease signing
- Inspects units prior to resident move-in and ensures units are in move-in ready condition, including communicating any discrepancies immediately to the maintenance team
- Accountable for file maintenance for all residents
- Enforces renter’s insurance compliances
- Maintains a thorough knowledge about the local market and competitor conditions, shops competition frequently, and conducts market surveys
- Implements marketing plans to sustain occupancy and revenue goals with programs related to concessions, specials, and community outreach
- Maintains a thorough knowledge of lease terms, unit specifications, availability, and all community policies and procedures
- Tracks and responds to all leads quickly
- Daily follow-ups with leads via telephone, emails, and/or thank you notes
- Drives the lease closing process by converting leads to applicants
- Manages resident and prospect data and demographics on on-site property management software (One-Site)
- Utilizes internet marketing tools (Craigslist, Facebook, Realpage, property website, etc.) to post availability and generate leads
- Handles all resident requests and complaints courteously and efficiently
- Reports any unusual or extraordinary circumstances regarding the property or residents in a timely manner
- Maintains a professional appearance and attitude at all times
- Posts and monitors daily social media engagement to promote community lifestyle
- Uses attention to detail to perform required office activities and complete required administrative paperwork
- Executes support of the community’s lease renewal program by preparing lease renewal letters and packages, schedules meetings with residents, and ensures lease renewal documents are signed
- Communicates to maintenance team regarding upkeep of community for exceptional curb appeal
- Plans and participates in community events for residents
