Description

We’re seeking a dependable, hands-on Seasonal Part-Time Maintenance Technician to support the upkeep and enhancement of our community. In this role, you’ll assist with repairs as needed, perform routine and preventative maintenance, and help maintain overall community cleanliness and appearance, including keeping streets in good condition. You’ll also operate equipment to support landscaping, groundskeeping, and curb appeal efforts, ensuring a safe and inviting environment. Strong teamwork, customer service skills, and a commitment to our EPIC values are essential. Duties and Responsibilities What you will do: The qualified individual will work as an integral part of the Operations and Community teams to perform the following essential job functions: * Maintenance of rental homes completed by assigned work orders generated from resident requests for service. * Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, performing general cleaning, painting, picking up trash, mowing, trimming. * Cleans (buffing, dusting, sweeping, mopping, washing windows, tidying, etc.) community common areas and workspaces including clubhouse, community office, restrooms, laundry room and maintenance garage. * Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment. * Paints interior and exterior walls and trim. * Operates backhoe to dig trenches for water and sewer pipe (if applicable). * Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete. * Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses. * Provide general upkeep of vacant sites including strap-downs. * Inspect common area amenities including pool/spa, laundry, playground, and other recreational equipment to ensure proper operation and make repairs as needed. * Maintain community pool(s), tests chemical levels, and adjusts appropriately (if applicable). * Complete checklist of duties and repairs to community and vacant sites. * Assist Community Manager with supervising onsite contracted work. * Perform duties relating to well-water system, sewer system or water meters including water testing and reading, repairing, and installing water meters. * Follow safety regulations and procedures including safely operating vehicles and machinery. * Position may require flexible hours, nights, and weekends as needed. * Position requires working one scheduled evening per week and one scheduled Saturday per month, and other non-business hours as customer traffic dictates. * Position may require temporary or permanent reassignment of work location as directed by Regional Manager or Senior Vice President. * Other duties as assigned. Qualifications What you should have: * High school diploma or general education degree (GED), or comparable experience and/or training. * Broad experience and knowledge of general maintenance techniques and repair work. * Proficient in operating equipment including hand tools, power tools and commercial machinery. * Ability to snowplow using company truck/plow according to snowfall standards. * Demonstrated ability to plan and prioritize tasks in a self-directed work environment and maintain high levels of productivity without direct supervision. * Ability to create legible written reporting and note taking. * Able to work in a team environment and take direction. * Availability to work on-call as needed during non-business hours. * Must maintain a valid driver license and clean driving record. * Must have reliable transportation to the community(ies). * Must maintain an active and working personal mobile phone. * Computer skills required: Proficient use of email and internet, and familiarity with smartphone or tablet. * A growth mindset; always testing and learning. * Willingness and ability to present self in a neat, clean, and professional manner always throughout the workday and/or whenever present at the community. Physical Demands and Work Environment * Continually required to stand, walk, or sit. * Frequently required to utilize hand and finger dexterity. * Continually required to climb, balance, bend, stoop, kneel or crawl. * Frequently work near moving mechanical parts. * Occasionally work in high, precarious places. * Occasionally work around fumes, airborne particles, or toxic chemicals. * Continually exposure to outside weather conditions. * While performing the duties of this job, the noise level in the work environment is usually moderate to very loud. * The employee must occasionally lift and /or move more than 100 pounds / frequently lift and/or move up to 50 pounds / continually lift and/or move up to 20 pounds. * Specialized equipment, machines, or vehicles used: Lawncare equipment, snow-plow, other equipment as needed.
