JOB SUMMARY:

The Self-Perform Project Manager provides operational and financial management support for the self-perform projects. This role will be the main liaison between the Drywall and General Contractor Project Teams throughout the duration of the project(s).
SALARY RANGE: $110,000.00 - $175,000.00 annually (Seattle Range)

QUALIFICATIONS:

  • 5+ years or more of experience in the commercial drywall industry.
  • Proven ability to coach and develop others and possess a team player mentality.
  • Strong oral and written communication skills.
  • Detail-oriented, deadline/goal-driven.
  • Ability to communicate effectively with team and clients.

    Capable of traversing over construction-type terrain when under development; moving through the construction site and the materials in place for use on the site; climbing ladders and temporary stairways; conducting visual inspections of quality of construction and materials being used in construction. Conduct jobsite walks to ensure successful project completion. Conduct jobsite walks to identify and eliminate safety hazards.

    While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at the job site. The noise level in the work environment and job site can be loud.
Responsibilities
  • Exercise general supervision of multiple job sites to monitor and manage projects during each phase of construction; including but not limited to pre-construction, construction, closeout, and post-construction.
  • Create and execute project work plans and makes appropriate revisions to meet changing needs.
  • Identify resources needed and assigns individual responsibilities.
  • Manage day-to-day operation aspects of a project and scope.
  • Prepare and manage change orders.
  • Ensure project documents are complete, current, and stored appropriately.
  • Develop cost-effective plans and schedules for completion of projects following a logical pattern for utilization of resources.
  • Responsible for ensuring that construction activities move according to predetermined schedule and project profitability forecast, monitoring the progress of construction activities on a regular basis and holding regular status meetings.
  • Coordinate with internal teams to ensure all pertinent information is provided; proactive communication with field leaders on bid productions, RFI’s, and scope changes and maintains consistent communication throughout the project.
  • Maintain strict adherence to the budgetary guidelines, quality, and safety standards.
  • Proactively raise issues with the Team that may prevent flow and production.
  • Meet with the Team as required to review change orders, roadblocks, production tracking, RFI’s, etc.
  • Assist and mediate issues in the field. Document solutions, agreements and/or direction.
  • Project accounting functions including managing the budget and preparing monthly project cost projections.
  • Submit monthly billings for self-performs scopes.
  • Approve and reconcile vendor invoices.
  • Negotiate and advocate for safety, quality, and production.
  • Promote strong team morale.
