COMPANY OVERVIEW:

We are preparing to launch a self-storage warehouse business. We are looking for an experienced and proactive Project Manager to lead the setup, coordination, and execution of our new self-storage facility, from initial planning through to operational launch. The ideal candidate will possess excellent organizational skills and a deep understanding of warehouse management and logistics.

JOB SUMMARY:

As the Project Manager, you will be responsible for overseeing with the CEO and managing the entire setup of the self-storage warehouse business, ensuring that it is completed on time, within scope, and within budget. You will work closely with contractors, local authorities, and ensure all necessary legal, financial, and operational requirements are met for a smooth business launch.

  • Experience:
  • Proven experience in setting up a self-storage or similar warehouse business is highly desirable.
  • Skills:
  • Strong project management skills with the ability to manage multiple tasks.
  • Excellent leadership, communication, and negotiation skills.

Responsibilities
  • Project Planning & Strategy:
  • Develop and implement a detailed project plan that includes timelines, milestones, deliverables, and budget.
  • Establish the project scope, goals, and deliverables with senior management and stakeholders.
  • Conduct feasibility studies, risk assessments, and develop mitigation strategies.
  • Site Management & Development:
  • Manage the renovation/setup of the self-storage warehouse facility, including overseeing all aspects of construction, layout design, and equipment installation.
  • Coordinate with contractors to ensure the design meets business objectives and complies with safety and zoning regulations.
  • Vendor and Stakeholder Relations:
  • Manage relationships with vendors, contractors, and third-party service providers involved in the setup process.
  • Communicate regularly with CEO and stakeholders to provide project updates and address concerns.
  • Budget & Financial Oversight:
  • Develop and manage the project budget, ensuring that expenditures align with the financial plan.
  • Track and report on project costs, forecast future expenditures, and recommend adjustments as needed to stay within budget.
  • Compliance & Risk Management:
  • Conduct regular risk assessments and identify any potential issues that could delay or disrupt the project.
  • Development of Storage Agreement
  • Implement corrective actions to mitigate risks and avoid disruptions.
  • Team Leadership & Collaboration:
  • Lead and coordinate cross-functional teams, including marketing and operations.
  • Provide leadership and motivation to contractors, fostering a positive and productive working environment.
  • Operational Setup:
  • Oversee the development of operational processes, including customer onboarding, security systems.
  • Coordinate the setup software for customer management, billing, and facility monitoring.
  • Implement customer service protocols and ensure smooth operations once the facility opens.
  • Post-launch Support & Evaluation:
  • Develop post-launch support plans, including training staff, managing operational challenges, and monitoring customer feedback.
  • On successful setup of the business, be converted to the manager for the self-storage business.
