Role: Senior Accountant - Office Portfolio Report to: Senior Finance Manager Currently filled by: Available Purpose of role: The Senior Accountant is responsible for the end-to-end financial management of the assigned ESR Australian office portfolio. Based in Sydney, this role is suited to a commercially minded, detail-oriented individual who thrives in a collaborative environment and is passionate about delivering accurate, high-quality financial insights. The ideal candidate will bring strong analytical and technical accounting skills, proven stakeholder management experience, and a proactive mindset to drive excellence in reporting, compliance, and decision support for ESR’s office portfolio in Australia. Reporting directly to the Senior Finance Manager, the Senior Accountant will work closely with the finance and asset management teams, collaborating with stakeholders both locally and across ESR’s global network. Key Responsibilities: Property accounting (primary responsibilities) Prepare month-end reporting, including prepayments, accruals, IFRS adjustments, amortisation, outgoings reconciliation, etc. Preparation of GL reconciliations. Reconciliation of statutory trust accounts monthly. Monthly P&L variance commentary and assist the Asset and Property team to operate within the budget/forecast. Assist the Asset and Property team in tracking capital expenditure. Preparation of owner remittance & cash flow forecast Assist in payment/vendor checks when required. Prepare the yearly OG reconciliation workbooks and liaise with the auditors & PMs to complete the yearly OG audit. Contribute to budget preparation, annual trust/property outgoings audits, and compliance (GS007, trust accounting, internal controls etc.). Assist with team projects as required and take responsibility and ownership for deliverables Fund accounting (may include some of the following tasks) Oversee third party service provider deliverable of fund reporting and provide relevant fund level support (e.g. swaps, interest, invoices paid) Review monthly BAS statements and annual income tax returns prepared by tax advisor Prepare calculation of loan covenants Prepare proper instructions to Trustee and organise for payment of fund level expenses Liaise with auditors for year-end audit of the fund Liaise with investors, senior management, and other stakeholders where relevant Qualifications: Bachelor’s degree CA /CPA qualified Essential requirements: 3+ years’ experience in commercial property accounting, especially the office sector Intermediate or above proficiency in Microsoft Excel. Confidence and ability to work under pressure. Self-motivated, with the ability to self-manage and problem solve. Attention to detail and strong record-keeping skills. Professional, results-driven, strong work ethic with high integrity. Solid working knowledge of accounting standards. Excellent analytical and communication skills. Desirable requirements: Experience of Yardi Voyager Big 4 / Chartered experience
