QUALIFICATIONS:

  • 2-4 years of relevant experience in a related role is required
  • Bachelor’s Degree in Real Estate, Finance, or Accounting is strongly preferred
  • Advanced proficiency in software applications including Argus, Microsoft Excel, Word, Outlook, and PowerPoint. Experience with MRI a plus
  • Strong understanding of real estate fundamentals and financial concepts
  • Competency in constructing and editing cash flow forecasts in Excel and Argus
  • Excellent organizational and interpersonal skills
  • Effective oral and written communication skills and ability to translate the mathematical results of an analysis into an easily digestible verbal or written summary for Senior Executives

DEPARTMENT SUMMARY:

The Transactions Department is involved with the Durst development cycle from property acquisition through stabilization, including redevelopment and disposition. The Transaction Team works with ownership to lead the efforts to source, underwrite, negotiate, and close land/property acquisitions. In conjunction with Accounting & Finance, the Transaction Team helps to source, underwrite and finalize project financing including construction loans, permanent loans, mezzanine loans, and joint-venture equity, and helps project future capital requirements for the company. The Transaction Department is also responsible for performing various analyses that help inform important design decisions to maximize returns. The Team works closely with Commercial Leasing and Residential and provides analytical support to both departments. In addition, the Transaction Team manages the diligence, investment process and reporting for Durst Ventures.

Responsibilities

RESPONSIBILITIES:

  • Create, modify, and maintain Argus Models for the building’s commercial portfolio.
  • Work collaboratively with Commercial and Residential Leasing, Construction, and Operations teams to develop assumptions around leasing activity, capital projects, and operating budgets.
  • Work with Accounting team to compile and analyze quarterly financial results and conduct variance analyses to inform future forecasts.
  • Work with Finance team to model future debt obligations and develop assumptions around future financings.
  • Work with Transactions team to model future capital events and various asset management strategies across buildings.
  • Advance the capital planning process by assembling all elements of the corporate cashflows and making periodic updates to portfolio & corporate cash flow forecasts.
  • Coordinate the collection, analysis, and delivery of key metrics, including those relating to capital events, leasing activity, refinancing activity, and operating budgets.
  • Partner in the preparation of strategic plans, new business analysis, and ad hoc analyses.
  • Prepare sensitivity analyses based on multiple leasing and refinancing strategies.
  • Prepare and present reports for Executive team identifying key events that drive capital planning decisions.
  • Assist with material preparation and set-up for meetings with executives.
  • Maintain confidentiality while handling sensitive information.
