WHAT YOU’LL NEED

  • 3 to 5 years of private equity or real estate investment experience. Direct buy-side experience with deal execution (end-to-end) is preferred.
  • Data Center experience is preferred.
  • An undergraduate degree is required with a track record of academic excellence.
  • Advanced use of Excel, Word, and PowerPoint.

Responsibilities

YOUR ROLE

The incumbent will be responsible for the financial analysis and underwriting of investments for projects involving a wide variety of property type and investment and JV structures. This position requires a highly qualified and motivated individual to be responsible for financial modeling, valuation, research, due diligence and IC Memo preparation for Digital Realty Trust. The candidate must be able to work independently and take lead in deal underwriting from different stages in a timely manner. The candidate must also be able to effectively coordinate and manage multiple due diligence assignments across various cross functional teams as well as to prioritize his/her tasks and efforts.

WHAT YOU’LL DO

  • Create detailed financial model (Excel) and return sensitivity analysis with highly complex deal structures.
  • Participate in drafting acquisition proposals to Investment Committee for approval of transaction.
  • Conduct market analysis focusing in the APAC markets.
  • Stay ahead of market trends, emerging technologies, and regulatory changes impacting data center developments in key markets.
  • Review leases, abstracts, contracts, financial statements and research tenant information to evaluate creditworthiness, growth prospects, business outlook, etc.
  • Conduct comprehensive due diligence activities with consultants, including site assessments, environmental impact studies, and permitting requirements.
  • Managing and organizing virtual data room.
  • Collaborate closely with internal teams, including design and construction, sales engineering, operations, legal, ta and finance to ensure seamless project execution.
  • Assist Investment Director in sourcing and evaluating new potential joint venture partners and investment opportunities.
  • Assist in standardizing and increasing efficiencies of investment underwriting process and procedures in APAC.
  • Possess the analytical skills and professional ability to execute acquisitions independently.
