Senior Construction Manager Reports to: SVP, Asset Management Location: Speed Bay Warehouse Solutions – Denver, CO, Phoenix, AZ, Dallas, TX Schedule: Full-time, Monday–Friday, In-Office (Denver) or Hybrid (Phoenix or Dallas) Overview Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group—whose 30-year track record includes over $25 billion in real estate transactions—the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance. This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US. About the Role The Construction Manager leads all property construction initiatives for our small bay industrial sites, reporting to the SVP, Asset/Portfolio Management. Core responsibilities include managing deferred maintenance, executing CAPEX and repair projects, scheduling construction activities, and ensuring regulatory compliance. The position calls for exemplary organizational abilities and a proactive, forward-thinking strategy to anticipate project needs and provide timely follow up. Occasional support for tenant improvement projects is provided on an as-needed basis to assist leasing and operational goals. Key Responsibilities Direct and manage the bidding, contracting, and installation of comprehensive capital improvement projects, encompassing but not limited to exterior painting, building and tenant signage, landscaping enhancements, roof repairs, HVAC system replacements, and tenant improvement initiatives. Supervise day-to-day progress of construction activities, ensuring adherence to schedule, quality, and compliance requirements. Create, document, and continually update detailed project plans and schedules to track milestones, deliverables, and follow-up tasks, ensuring nothing falls through the cracks. Organize and coordinate contractor selection, contract administration, and management of multiple projects simultaneously. Implement follow-up strategies to monitor project outcomes, drive accountability, and keep all stakeholders aligned and informed. Plan, budget, and manage deferred maintenance and capital improvement projects across a national industrial portfolio. Maintain regular site visits, quality control checks, and progress reporting for leadership review. Foster collaboration and communication with asset management, leasing, and property management teams to align construction work with business needs. Assist with tenant improvement work as needed to support new or renewing leases. Participate in acquisition diligence to assess construction requirements for prospective assets. Skills & Qualifications Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field required. 5+ years of commercial or industrial construction management experience. Demonstrated excellence in organizational skills, including the ability to manage complex schedules, documentation, and competing deadlines. Proactive, forward-thinking approach to project follow up and problem resolution. Experience overseeing multi-site projects, budgets, and contractor relationships. Strong knowledge of building codes, safety regulations, and construction industry standards. Superior written and verbal communication abilities; able to clearly document and relay project progress. Willingness to travel nationally as portfolio expands. Proficiency with Microsoft Office Suite and project management software; experience with Asana is a plus. The annual full-time base salary range for this role is: $140,000 - $175,000 Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval.
