QUALIFICATIONS
Qualifications include:
JOB PURPOSE
Supervise, schedule, coordinate, keep safe and manage day to day construction activities of new or remodeling commercial construction projects. Interact with clients, subcontractors, building department officials, architects and engineers to determine and provide for their needs and requirements. Schedule, plan, forecast, resource and manage activities and resources aimed at assuring project timeliness, accuracy and quality.
DUTIES AND RESPONSIBILITIES
· Safety control:
o Explain and ensure compliance of safety program to all site personnel
o Enforce, maintain and monitor OSHA requirements
o Maintain a complete 1st Aid kit per OSHA guidelines
o Post all safety notices and emergency facility locations per OSHA guidelines
o Maintain a clean and safe site
o Hold weekly safety meetings with personnel on site
o Complete safety reporting daily
o Report all accidents, incidents and near misses immediately
o Open and secure the site
o Maintain a clean and safe site
o Maintain a neat and orderly office and / or files location
o Organize and preserve on site documents
o Maintain accurate as built plans
o Schedule, organize, guide, direct and efficiently supervise field employees, carpenters, carpentry crews
o Schedule, organize, guide, direct and efficiently supervise labor as needed
o Schedule and coordinate subcontractors and suppliers
o Review subcontractor’s scopes to verify compliance prior to subs starting
o Conduct daily inspections of all work
o Order materials and supplies in time to maintain the schedule
o Analyze the need to rent or purchase tools and equipment
o Schedule and receive deliveries and equipment
o Use, maintain, track and protect company tools, equipment and electronics
o Secure and maintain all on site equipment
o Monitor cost controls to safeguard profit margins
o Document questions, problems and issues via RFI or through the PM
o Record all visitors at the site
o Participate in all visitor visits, document if needed
o Coordinate and participate in inspections
o Coordinate with third party participants
· Quality control:
o Ensure construction is built to requirements and specifications established by plans, documents, codes, design team and clients on a continual basis
o Maintain top quality in all work of their own and those under them
o Explain quality control standards to subcontractors and supervised employees and supervise their implementation
o Thoroughly read and understand plans, specifications and any other relevant documentation
o Use foresight and experience to prevent defects and identify problems
o Identify conflicts and missing information in the documents
o Identify conflicts and missing information in the field
o Report conflicts immediately
o Conduct daily inspections of all work for quality
o Strive for no-defect construction
· Schedule control:
o Monitor production schedules, critical paths, and trade contractor schedules to ensure timely project completion
o Construct a three week look ahead schedule every week
o Confirm subcontractors ability to comply with the three week schedule
o Coordinate and schedule to ensure timely punch completion
o Work with project managers, architects / engineers and clients to ensure selections are made on time
o Coordinate bi-weekly at a minimum with the PM to maintain completion milestones
o Coordinate bi-weekly at a minimum with the subcontractors to maintain completion milestones
o Order materials and supplies in time to maintain the schedule
· Subcontractor interface:
o Verify safety is being addressed and maintained by subcontractors
o Report any and all safety issues with subcontractors to their office and your PM
o Notify subcontractors a minimum of three weeks in advance and a minimum of weekly thereafter of schedule needs
o Keep subcontractors as efficient as possible
o Record all subcontractor attendance and progress
o Hold weekly scheduling meetings with required trades
o Assist subcontractors as needed
o Verify subcontractors scope upon arrival and verify completion before departure
o Verify subcontractor work meets plans, specifications and quality requirements
o Develop and maintain strong, productive relationships
o Notify the PM and subcontractor of errors, violations, inspections and delays
· Interface with other parties:
o City officials:
§ Schedule, coordinate and interact professionally with inspectors
§ Document inspector visits and results
§ Maintain permit records and municipal documents on site
§ Coordinate and supervise environmental controls and inspections
§ Complete inspections and sign offs as needed including off site at building departments, etc.
o Coordinate with OAE team:
§ Attend all site meetings with owners, architects and engineers
§ Maintain professionalism at all times
§ Consult on plan revisions and change orders
§ Partake in the ASI and RFI processes as needed
§ Take clear and concise notes at all meetings
§ Present clear questions
§ Answer all questions to the best of your ability
§ Ensure construction meets their expectations
§ Listen first
§ Coordinate selections on time
§ Take measures to quell concerns
o Coordinate with the Project Manager:
§ Operate with a shared control / team attitude
§ Assist in the build of the original long term schedule and assist in maintenance / updates as necessary
§ Partake in the ASI and RFI processes as needed
§ Keep PM informed of progress at all times
§ Enlist PM help with non-performing trades
· Project close out:
o Establish, publish and complete a pre-punch list before the final punch list is made
o Conduct and / or attend punch walks
o Coordinate final punchlist work in a timely manner, generally less than two weeks
o Obtain client sign off on the punch list
o Complete operations and maintenance transfer to owners and operators and obtain sign off
o Schedule utility verification and documentation (sanitary sewer jet and cam, etc.)
o Turn in clean, accurate and complete as built drawings within one week of job turnover
o Respond to warranty issues for the duration of the warranty period
· Reporting:
o Report all accidents, incidents and near misses immediately
o Complete and submit weekly reports on time
o Complete and submit three week schedules on time
o Complete and submit daily reports daily
o Maintain as built drawings
