PRIMARY PURPOSE: (A brief summary of this position’s most significant responsibilities or duties) Serves as a member of the Management Team and works to enhance the value of the Company’s properties. Is responsible for maintaining building operations for all Company properties. Plan and execute initiatives to  assure business continuity, maximize building efficiency, maximize equipment life, achieve compliance with  local ordinances and enhance the physical appearance of the properties.  Is responsible for the supervision of the Building Maintenance Staff.  Is responsible for project management and construction management of building projects and tenant  buildouts. Identifies and implements building efficiency measures. Manages contractors and vendors for all  company owned properties.  Assists with budgeting. capital planning. Works with inspectors and other representatives of governmental  agencies when necessary. MINIMUM QUALIFICATION REQUIREMENTS (Minimum Requirements to satisfactorily perform job duties) • Working knowledge of commercial building systems • Ability to manage capital projects, contractors, and vendors • Experience in capital planning, preventative maintenance, budgeting, and contract negotiation • 3 years supervisory experience in construction or facilities maintenance  • MS Office skills ESSENTIAL FUNCTIONS: (Job duties that are the reason the job exists, requires specialized skills,  or are performed by a limited number of employees) Supervisory: • Supervises the Building Maintenance Staff; responsible for scheduling personnel and activities to meet  the operating requirements and/or the undertaking of projects.  • Determine staffing requirements, and interview, hire and train new employees, or oversee those  personnel processes. • Plans and prioritizes maintenance and repair activities. • Prepares work orders and provides cost estimates and orders parts and materials for jobs and projects  to be undertaken by the Building Maintenance Staff.  • Monitors job performance and development of Building Maintenance Staff.  • Develops and maintains manual for maintenance processes and procedures.  Administration: • Ensures compliance with OSHA safety requirements applicable to the Building Maintenance Staff as  well as other employees, tenants, and the general operation of the Properties. • Conducts inspections, identifies deficiencies and/or problems and develops solutions/corrective actions  to deal with them. • Obtains cost estimates/competitive bids for projects. Develops project scope and negotiates contracts.  • Oversees construction projects on all company properties.  • Works with Leasing Agent to prepare estimates and procure construction bids for Tenant buildouts and  Landlord delivery conditions.  • Performs preconstruction walkthrough and inspection with Leasing Agent and Tenant upon deal  signing. Performs post construction walkthrough and inspection with Leasing Agent and Tenant upon  completion of construction.  • Prepares work orders for Building Maintenance. • Orders parts and materials for jobs and projects to be undertaken by the Building Maintenance Staff. • Maintains files and records for on-going projects and properties. • Assists Property Manager with development of the annual operating budgets and capital plans.  • Assists Property Manager with the development of emergency procedures for company properties. • Reports to SPM on all building projects and operational issues.  Operations: • Is on-call 24 hours per day, 7 days per week and is frequently the first person responding to emergency  situations affecting a property. • Conducts regular property inspections. • Develops and executes preventative maintenance plan for mechanical, electrical, HVAC, plumbing, fire  suppression, vertical transport, and structural building systems.  • Prepares project scope of work, conducts RFPs, and negotiates estimates of cost or competitive bids for  maintenance and repair projects. • Inspects and reviews maintenance and repair projects are completed on-time, efficiently, safely, and  ensures satisfactory completion and compliance with quality standards. • Oversees inventory control and procurement of materials, tools, and equipment. • Works with consultants to perform tenant design review.
